However, as you note yourself, this property has certain characteristics (including steep hillside slopes) that necessitate consideration & scrutiny from the Building Dept. for any new development proposed on it. For example, the neighboring property immediately to the south or yours was required to install a rockfall fence and drainage system before they were allowed to build storage units - for the very same reasons expressed in my previous email. Given the apparent cut depth of excavation work performed by Rippy and the potential undermining of Red Canyon Road (County Road 1-15) above, our belief is that a Grading Permit should have been obtained through our office before this work was done - so you were apparently given bad information about that. Regarding your options for installing "pre-built" storage instead of the building submitted to our office, l'd like to visit with you over the phone about some options that may be available to you. But before I call you, l'd like to review these with my boss. He's out of the office this morning, but I will hopefully be able to call you this afternoon to discuss further with you. When I purchased this property 3 years ago September and a truck and trailer and an excavatorfell off the road above me and landed pretty close to the house Eight days into my New ownership. I knew that a smallearthshakelwouldhaverocksinmyhouse. ldidnotfeelsafeandwasfrightenedformyselfandmychild. lneededmore storage for trailers and such but more importantly I needed a berm and flat spot to slow down rocks headeddirectly down a steep mountain at my house. Problem solved. The dirt and the berm has been stable for overtwo yearsand I can sleep at night.The concrete wall in the storage units were not a retaining wall. No dirt was going to lye against it. lt was just anotherrock barrier in case they got loose at the top. The storage unit would have also created a barrier between the mountainand my house. lnsurance.When I asked Rippy to create that rock barrier and storage area I asked him if he needed to pull permits and he said no.I would do it all over again. I look up at the road and know a truck and excavator and trailer came pretty close to myhouse from the road and know if any of the rocks got loose at the top I would have them in my house. Would ithappen? I did not think that something falling off the road rolling down that mountain would get that close. But it did.I have had no problems with drainage, no water in the house it has been in place for two years. I was going to ask forpermits for a real double car garages on the side with electrical and heat next year but I think I will pass. I can see thepain is not going to our way the gain.
