Permit #BLRE-07-18-5362 O Shane & Denise: I am currently reviewing plans submitted for your new single-family residence located at 46 High Point Drive in Springridge Reserve - Phase L, Lot2t. But before we can finalize our plan review & issue a permit for this project we need for the following items to be addressed: Soils Report-All lots located within the Springridge Reserve PUD require a site specific soils report. Please provide our office with a digital copy of the soils report. o Fire Sprinkler Svstem - Residences located within Springridge Reserve PUD in excess of 3,600 S.F. are required to have an automatic fire sprinkler system as shown on the final plat. Per submitted plans, the total size of your residence is as follows: Main Level Residence 2,430 Upper Level Residence 740 Garage 645 Covered Patios 225 TOTAL FIRE AREA 4,O4O Please contact Greg Bak at Glenwood Springs Fire District to confirm the specific requirements for the fire sprinkler system. Site Plan Datum Elevation - Please provide actual or datum elevation for main level floor and garage elevations as related to actual site grades, as this information is missing. Egress Window at Upper Level Bedroom 4 - Size and sill height of these windows do not comply with building code minimum requirement. Please revise and re-submit applicable information and/or drawings. Engineered Foundation & Framing Plans - All homes located in Springridge Reserve are required to have a Engineered foundation that is wet-sealed by a Colorado licensed Professional Engineer. ln addition to this requirement included on the final plat, the foundation & framing plans submitted by Ernie Delto simply do not provide enough information for a builder to construct, nor do they allow us to determine if these plans comply with our minimum structural requirements. ln light of this, we are therefore requiring that foundation and framing plans for this residence shall be prepared by a Colorado licensed Structural Engineer. Please re-submit all structural plans to our office, including foundation, framing, details & specifications. Thank you for your attention to these outstanding issues. Our building permit approvals will be placed on hold until these items identified above have all been addressed.
