Onsite Wastewater Treatment System (OWTS) lnspection and Proposed Out-Building Sewer Line
Recommendations

As requested, CBO lnc. performed an Onsite Wastewater Treatment System (OWTS) inspection at 96
River Ridge Drive, Glenwood Springs, Colorado on August 18,2020. We conducted a previous
inspection on August 20,2020. The legal description of the 1.003-acre property is as follows:
Subdivision: Section: 1 Township: 7 Range: 89 Subdivision: RIVER RIDGE PUD Lot: 3 1.004 ACRES
Parcel lD: 2395-012-10-005
The permit (enclosed) was provided by Garfield County Environmental Health Department. The subject
OWTS consists of one 2500-gallon, two-compartment concrete septic tank followed by a soil treatment
area (STA) comprised of 5 rows of 12 'standard' lnfiltrator@ chambers and 1 row of 4 'Standard'
lnfiltrator@ chambers in a bed configuration for a total of 64 chambers and 1200 square feet of infiltrative
area. lndividual Sewage Disposal System (ISDS) Permit 3618 documents this system. The OWTS was
originally sized to accommodate two duplexes, one with 4 bedrooms and another with 3 bedrooms, for a
total of 7 bedrooms. The permit received final approval on December 18, 2001.
A clean out is located near the southwest corner of the residence. The septic tank is located to the
southwest of the residence, north of the gravel access driveway. Both manhole lids were accessible from
grade with four feet of risers. The inlet manhole lid has deteriorated. We recommend replacing this lid.
The inlet tee was present, as well as the outlet tee. The risers on the outlet side of the septic tank are
showing signs of deterioration. Liquid levels in the septic tank were normal at the time of our inspection.
The septic tank was pumped in April 2020 by Altitude Septic. The pumping invoice is enclosed. We
recommend pumping the septic tank in the next several months based on solid accumulation in the septic
tank.
There were no inspection ports observed in the STA and there was snow cover at the time of our
inspection. We walked the approximate STA and found no evidence of surface saturation or failure at the
time of the inspection. The yard is irrigated during the summer months. We recommend minimizing
irrigation over the STA.
This evaluation is not a guarantee of future system performance.
Recommendations:. Replace inlet manhole lid.. Limit irrigation over STA.r Pump septic tank
An out-building with plumbing is proposed near the southeast corner of the property. The plumbing in the
outbuilding will be auxiliary use to the main residence. The plumbing will exit the proposed out-building
to the north and tie into the existing sewer line from the main residence to the septic tank. We
recommend running a camera through the existing sewer line from the residence to determine the best
place (with sufficient depth)to tie into the existing sewer line. The new sewer line from the out-building
must be 4-inch diameter PVC (SDR-35 or Schedule 40 if the area is subject to traffic) with a double-
sweep clean out and minimum 2o/o slope to the location where the new sewer line ties into the existing
sewer line. We recommend a wye fitting at the tie in location.
Disclaimer: This inspection is intended only as an evaluation of the present condition of the OWTS
based upon what was obserued and the Licensed lnspector's expedise in onsite wastewater technology.
The lnspector has not been retained to warrant or guarantee the proper functioning of the sysfem for any
period of time in the future. Because of numerous facfors which may affect the operation of an OWTS,
as well as the inability of the lnspectar fo superulse ar monitar the use ar maintenance af this OWTS, this
report shall not be construed as a warranty by the lnspector that the sysfem will function properly for any
particular prospective buyer, and the lnspector disclaims any warranty, either expressed or implied,
arising from the inspection of the OWTS or this report. The evaluation does not ascertain the impact the
sysfem is having on groundwater.
