John H. was spot on in his presumption the precast columns could not be locally sourced.
Sam - Please put whatever Justín has dropped off on my drafting table or chaír -- l'll roll it into other project reviews on

I tried to source those perma columns and only ones I could fínd were in lllinois! And they wanted almost 52000 to ship
them here! So I got the guys from keystone barns to figure it out! They sent me over some new plans and I just dropped
them off wíth Sam over at the office! Also fixed other concern too! Thank you so much for the help and catching the
perma column thing now instead of later! You guys have been greatl

Ok I can can take that wordíng out! I think they wrote that ín there because they saíd I
had to locally source my wood due to them being so far away!
Also yeah we are having trouble sourcing them too! What do I need to do to get a wet
set bracket approved! Holes are gonna be 24" around and 36" deep filled all the way up
with concrete with wet set brackets installed! Does that have to be engineered?

BLRE-O4-22-7460 - follow up on concerns
with building inspectors
Hello Justin,
Sorry for the delay completing the structural review on your private use
pole barn.
Your email from May L1-,2022 was very helpful in clarifying the building
intended uses and level of peripheral work ínstalled inside.
I have no remainíng use or zoning compliance questions, thanks.
As Sam lrmen, Permit Technician, may have mentioned to you via
phone today -- I was meeting with our building inspectors, Matt and
John, to discuss some of the foundation details on you r plan drawings.
There are a few notes on the blueprints which are causing concern for
us to sign off on as submitted.
1.. Sheet 4.3 states: "This is sn architectural plan, not construction
plan. Builder shall be fully responsible to review plons ond to
properly construct the building. Pleose do not rely on this plan
for 700% occurocy since this plan is not intended to be a
construction plon". We ask for that text to be removed from
sheet A.3, or to resubmít AMENDED sheet A.3 expressing plans
are intended for construction.
2. When plans examiner and two inspectors revíews sheets A.l-
and 4.2 - we found some of the footing foundatíon details a
líttle vague. Please confirm if you are planning to install the
70,A00 psi precost concrete column detoil 6/ A.2 ? Or will you
be proceeding with alternate site constructed big foots
pursuont to the foundatíon chopter 4, of the 2075 International
Residential Code. As none of the foundotion plans ore wet
stamped by a Colorodo licensed professionol engineer, we o
considering the detoils with caution. None of Garfield County
building staff have found another iob site instonce in our region
where o builder has been able to locally source an 70,000 psi
precøst concrete column, so we ore asking if that will continue
to be the plonned detoil during your construction? ln event,
you ore proposing mínor foundation and/or framing chonges to
the pole born, we would like to see those prior to releasing the
buílding permít for issuance. That way we can avoid confusion
and surprise for everyone during construction.
