The Design Review Board willapprove the project on a final basis with the following conditions and request the additional information... Conditions ln considering the FinalApproval: ¡ 3.1Site Plannlng - Utillty meters locations are shown on the site plan, screen meters with landscaping from view of adjacent lot. (Please Provlde.) e 3.2 Home Slze for 20,000 SF Residential-sopris Zone District is Minimum 2,000 SF and Maximum 5,500 SF. Area noted on the plans ls 2,269 SF. (Okay.l o 3.4.3.1 Solar Panels - There is a solar panel array noted on both the garage and house. This has been approved. 3.7 Landscape Plans - Sopris Phase lll Zone District requires 50 (1eal) perennlals/grass in front and 50 (1 eal) perennials/grass side and rear. The plan shows only 50 total. (Please Provlde and addltlonal 50 (1 æll perennials/grass.f General Comments: r 3.4.6 Exteriorc - No bright, unfinished surfuces shall be allowed. All metallic surfaces, such as roof vents, flashing, fireplace flues and gutters shall be coated or painted to match the predominant color of the roolfacia or exterior siding of the house, or as approved by the DRB. ¡ 3.11 Lighting. Minimum of 3 exterior lights necessary. All lighting on the front elevation of the home shall be on a photo cell and cannot be altered and must be on from dusk to dawn. . 3.18 Erosion Control - Adherence to this section is required. r The irrigation system is to be lnstalled and maintalned as noted in the Design Guidelines. Please see current guidelines. . Any changes to the design, colors or grading/drainage of the Residence, Site and/or Landscaplng must be submitted to the DRB for approvals. . Notification By General Contractor or Owner: 4.2.4 ln order to monltor compliance of construction with the approved plans, a representative of the DRB will make periodic visits to the site during construction. The General Contractor or Owner is to notify the Design Revlew Board two weeks prior to Certificate of Occupancy and request a review of the final constructed residence for design compliance. The General Contractor or Owner ls to notifr the Design Review Board one week priorto completing landscaping and to request a revlew of the final insallation for compliance. Ány itenn that ¡s installed, fínished sr constr{,!€ted that does not eonnply with the DesÍgn Guidelines whether ¡eviewed or not at this time, shall be rejected at the time of the Ëonformance Review and the Owner and/or Contractor will be required to replaee or refinish such items or elements.
