comply with provisions of any federal, state or local law r.egulatlng the work and the Garfield County Building
Code, OWTS regulations and appllcable land use regulatlons (County Regulation(sf), I acknowledge that the
Bullding Permlt may be suspended or revoked, upon notlce from the County, f the locatlon, constructlon or use
of the structure(sl and facility{iesl, de¡cdbed above, are not in compllance with County Regulatlon{s} or any
other appllcable law.

BUILDINC PLAI{S: 2 sets of plans must be submitted. Plans must æ 18"x24" minimum size, complete,
ldentical, legible and to scale. All plans will be checked at the counter for completeness. lf any of üre
requlred information is missing, the building p€rmil application cannot be accepted.
SITE PLAN: Please make sure the fullowing information is provided on the site plan.. Propertyaddress/legal descrlption.. North Anowand Scale on each page.. Show all property lines, building envelopes, fiood plaln and easements.. Provide setbac* dietanæs from bot¡nderles, þu¡ld¡ngs, septic, well and waterways.o Location and dlrecilion of the county or prhnte road and driveway accessing the property.r Proposed and exieiing structures. lnclude sheds, bams, decks, patios, and any other bulldlngs.¡ Exlstlng and proposed grade, positlve drainage around structure (to be conteined on sile).. Steams, rivefs, crÞeks, sprlngs, ponds and dltohes.. Exleting and proposed wells, septic t¡anks, þach fields and other systems (lf applicable).r Reûalning wells (engineer stamped dctall requlred for walls over 4 fr., measured from bottom of
footlng to top of wall).
NOTE: Any site plan depicting the plicement of any portion of the struc'ture wlthln 50 Eet of a propefi
llne or not within an establbhed building envelope shall be prepared, stamped and signed by a liænsed
surveyor. For struc-tures to be bullt within a building envelope, provide a oopy of the rccorded suMivieion
final plat with the proposed structure bcated in the building envelope.
ARCHITECTURAL PLANS: Please provido the bllowing information on the architec'tunal plans.. Minimum of four (4) elevations (N,S,E,W). lndicate height of building measured from existing
grade to the midpoint between the ridge and eave of a gable or shed roof or to the top of a flat
roof.. Floor plans for each þvel, including dimengions and scale noted.. Clearly label each room or gpeoe (bedroom, bath, kitchen, closet, etc).e Showthe locatþn of the mechanicalequipment.o Building cross sectlons wlth conetruction details.o Window sizes, types and operaüon notad on the floor plans or elevations.. Specify roof slope/pitch, roof covering and sidlng materlels.. Stair and guard details specifying risc, run, height and spacing.o Attic, roof and crawlspace ventilation details. lndicate size and location of ventilation openings.. Minimum insulation shorn for walls, floors, rooúe/ceilings, slabs, basements and crawlspaces.o Provide stove and fireplaoe make, model, EPA or Colorado Phase ll Certification. Masonry

STRUGTURAL PLAlrlS: Please provide the folloruing information on the strudural plans.
r Design specifications to include roof and deck snow load, wlnd and seismic desþn and frost
depth.r Foundation plan showing complete footing and foundatkrn dimensions. 'o Footing and foundation dateils speciffing rsinforoemcnt and referenced on plans.
o Framlng plane for each floor level and roof. All beams, columns, lolsts, rafrers and trusses
epecified. Pre-manufac{ured structures rcquire the cngineers gtamp, signeture and date.¡ Framing /connection details, bracad wall lines, shear tmll schedule, location and hold downs.
NOTE: lf any requlred information is missing, delays ln lssulng the permlt are to be expected. lf
determined by the Building Officlal that addltlonal information is neceseary to ¡eview the applioation
end/or plans br compllance, the application may be placed on hold until the requlred information is
provided. Work may not proceed withoutthe issuance of a permit.
The Building Division will collect a Plan Review fee at time of application submittal. The permit fee, as
wellas any Road lmpac'tfecs willbe collected when the Permit ie issued.
The permlt appllcaüon must be elgned by the owner or by percon having tmitten authorlty fiom the owner
to act as their ¡ep¡Êsðntaüve.
Buildlng cannot be occupied undl a @rtificate of Occupancy (CO) ls lssued. Uslng the bullding without a
CO will be considered an illegaloccupency and may be grounds for vacating the premlses. (Final/CO
lnspec-tion æquirements wil! be attached to your approved field eet of plans.)
