ADVISORY COMMENT ON RELEASING THE APPROVED BUILDING PLANS Calleen Wirth, Plans Exomíner, is currently working to complete ø full correction list of architectural and structural items for the Fodden Residence ProjectTeam. Colleen will continue internal communicatian with Philíp Berry, Plonner lll, to stay obreast on the Fadden's componion land use opplication request to modify/ move / otherwise adiust the building envelopes for Lot 9. Provided the residential building footprint and buildÌng proiections remqin within the existing AND proposed ptatted building envelope(s), Colleen may be able to issue the building permit upon review of all finol archìtectural and structurol drawings. That being stated, should any portion of new construction occur outside of approved buitding envelope(s) or others issues arise due to nonconformdnce with Garfield County's zoning or adopted Land IJse and Development Code, release of the FADDEN building permit BLRE-04-22-7493 may necessarily be held in obeyance until Plonning concerns are resolved and/or the final plat is approved. Kumar&Associatespreliminarygeotechnical reportforLotgreferences2,500psfsoil bearing. Odisea Engineering, Lucy Hunter expresses an assumed soil bearing of 1,500 psf. We find two separate footing and foundation pier charts on pages S1.0 and S3.0. Charts provided on page S3.0 denote soil bea rings ra nging between L,000 psf, 1-,500 psf a nd 2,000 psf. ln obse rvation of the fra m ing pla n on S1.0, we note multiple isolated footing / foundation piers between the continuous footings of the main houseandtheseparate"futurebarn"space. Itisunclearhowmanyoftheexteríorpadsrelatetothe main residence and which ones support the future barn. For claríty during all footing / foundation inspections for the main residential structure, we ask for the following structural plan changes: 5.a. Remove all footing / foundatíon / framing plan details for the "future barn" including exteríor isolated pads serving the future building. All foundation inspections for the future building will be reviewed and permitted under a separate permit record, and any construction (or subsequent foundation work will be excluded from issued permit BLRE-O4-22-7493). 5.b. Remove, strike out or otherwise delete all non-applicable soil bearing and chart details which do not apply to the proposed Fadden residential building on Lot 9. 5.c. Reading through foundation and structural plan details it is unclearwhat the proposed foundation wall height will be? Will it be one uniform continuous wall height throughout? Are there changes and transitions in foundation wall height? lf so, please confirm proposed top and bottom of wall heights and where transitions will occur. 5.d. Please reconfirm Odisea Engineers assumed soil bearing capacity forthe Fadden Residence on Lot 9, Weeping Willow Lane. Any of questions 1-5 that necessitate resubmission of new plan sheets, should be forwarded to the Community Development Department front desk, open 8:00 am - 4:30 pm M-F. Here's an excerpt of my first attempt at a DRAFT to give them procedural notice on how the building permit release could be phased. I feel no pride in authorship and will take no offence on any WORDSMITH wizardry you might come up with to improve ít. lf l,ve written anything that's confusing or inaccurate or puts Planning Team in hardship, please strike out and update it however you feel best. lf all goes well, and you are pleased with the script, l'll likely be in a good place to email the final correction letter before close of business Friday. I expect to drive into Glenwood at close of business tonight and work for some while with printer access and to courier building prints.
