The following items are enclosed: o Single Family Building Permit Check List o Single Family Building Permit Application o OWTS Septic Permit Application o Grading Permit Application As there is not a house number assigned to the property, the owners would like to request the number 69 be assigned to the property, as it is the birth year of owner Julie Fadden, and falls in line with the established numbering on the street. Weeping Willow Lane services three lots, only one of which has an established address - 110 Weeping Willow Lane on the south side of the street at the end of the cud sac. Lot 9 is on the north síde of the street, which requires an odd number, and the location of the driveway servicing the residence from Weeping Willow Lane is apx 2/3rds of the way along the road to 110 Weeping Willow Lane. The proposed address would be 69 Weeping Willow Lane, Carbondale, CO 8L623. Matt and iulie intend to build a Barn on the property at a future date, in addition to the residence. You will notereferencestotheBarninthepermitdrawings, butitisnotpartofthispermit. Thesiteplan was developed as a whole, with the architecture and engineering established together, as the original plan was to build them at the same time. Given the supply chain issues and volatile materials market, the owners have decided to use a phase approach to the development of their site plan. Sam at the Community Development Department also advised that the two structures be permitted separately so the that COs can be issued separately, without one structure's completion holding up the other. The owners will submit an additional permit for the scope of the Barn, when they are ready to proceed with that structure. Garfield County Planner Glenn Hartmann has been overseeing this with project Architect Brad Larson. The building envelope modification does not impact the Residence, but does affect the Barn, as the boundary is being moved further to the west to allow the buildings to shift west in order to save native trees on the site. Glenn advised us to proceed with the building permit submittal. The recorded plat and proposed plat adjustments have been included with this submittal. The project has been reviewed and approved by the HOA. lf you have any questions regarding the project, please do not hesitate to reach out and contact either me or the owners.
