The 7.98-acre property is located outside of Carbondale, in an area where OWTSs and wells are necessary. Legal Description: Section: 18 Township: 7 Range: 87 TR lN LOT 14 7 .98 ACRES Parcel lD: 2391-181-00-025 SITE CONDITIONS A main residence and existing garage are currently developed on the property. A detached Barn/Garage is proposed to the east of the residence. The residence and existing garage are served by an existing OWTS documented by Garfield County Permit SEPT-09-18-5459. We observed the installation of this OWTS in the fall of 2018. The OWTS was designed to accommodate 7-total bedrooms. Flow from fixtures in the proposed Barn/Garage are auxiliary use to the main residence and existing garage. A new septic tank is proposed to serve the Barn/Garage, and effluent will be pumped to the septic tank that serves the existing garage. The existing OWTS consists of a 1OOO-gallon, two-compartment Valley Precast concrete septic tank with an effluent filter on the outlet tee that serves the existing garage. Effluent gravity flows to a 2000-gallon, two-compartment, Valley Precast concrete septic tank with an Orenco@ pumping system in the second compartment of the septic tank that serves the main residence. Effluent is pumped through a 1.5-inch diameter Schedule 40 pump line to an Orenco@ automatic distributing valve (ADV), model 6402 and then to two over-excavated 12'x 55' unlined sand filters with a minimum of 2-feet of sand filter material. The Barn/Garage will be served potable water from a private well on the property. The well is located to the west of the driveway, east of the residence. There is also a cistern located on the east side of the existing garage. A water line has already been installed from the existing garage to the location of the proposed Barn/Garage. The well and cistern must be 50Jeet from the proposed septic tank. The pump line must be encased 5O-feet of both the well and the cistern (See Encasement Detail W3.0/3). A seasonal stream bisects the property from east to west. The stream must be at least 5O-feet from the proposed septic tank or must be lined or placed in a culvert within 5O{eet of the proposed septic tank. Page2 DES¡GN SPECIFICATIONS The new septic tank will serve the proposed Barn/Garage. No additional design flow is ant¡cipated. Use of the Barn/Garage is auxiliary use to the main residence and existing garage. For the purposes of this OWTS design, Benchmark Elevation has been established as 100' as Finished Floor of the proposed Barn/Garage. CBO lnc. should be notified of any discrepancies or problems with grade elevations of proposed components during installation of the OWTS. lt should be noted that there are 2-feet of risers on the existing septic tank serving the existing garage. *Elevations are based upon standard OWTS installation practices. Component elevations may change during installation due to site conditions. Minimum grade refers to piping between components. The 4-inch sewer line exiting the residence must have a double-sweep clean out and a minimum 2% grade to the septic tank. Any area subject to traffic must be minimum Schedule 40 PVC. The system installation must include a 1000-gallon, two-compartment concrete septic tank with an Orenco@ Biotube Pump Vault and an Orenco@ PF3005 pump in the second compartment of the septic tank. lf the area is subject to traffic, a traffic rated tank lid is recommended. The floats should be set to dose approximately 80 gallons each pump cycle, allowing approximately 15 gallons of drain back after each pump cycle. A pump curve is enclosed. Risers must bring the manhole lids to grade for access. If the area is subject to traffic, cast iron lids are recommended. lf more than one riser is added to the septic tank, an extension handle must be installed on the effluent filter. The control panel for the pump must be located within line of sight of the septic tank. We recommend Valley Piecast out of Buena Vista be contracted for start-up of the pumping system. Pu Table Effluent will be dosed through a new 1.S-inch diameter Schedule 40 pump line. This pump line must have a minimum 1o/o grade for proper drain back into the tank after each pump cycle. The pump line must be properly encased within 5-feet on each side of the water line crossing (See Encasement Detail W3.0/3). We recommend continuing the conduit if the pump line will be installed in an area subject to traffic. The pump line should transition at a high point prior to entering the existing sewer line before the septic tank serving the existing garage. No changes to the existing OWTS are proposed. CBO lnc. must approve alternative components prior to installation of the OWTS. Requests must be submitted, in writing, to our office for approval prior to installation. Component technical data sheets are available upon request. Construction must be according to Garfield County On-Site Wastewater Treatment System Regulations, the OWTS Permit provided by Garfield County Building Department, and this design. INSTALLATION CONTRACTOR CBO lnc. expects that the installer be experienced and qualified to perform the scope of work outlined in this design. The installer must review this design thoroughly and coordinate with our office in advance of installation. Any additional conditions in this design or county permit must be completed and documented prior to final approval of the OWTS installation. Communication between the installer and this office is expected throughout the installation. INSTALLATION OBSERVATIONS CBO lnc. must view the OWTS during construction. The OWTS observation should be performed before backfill, after placement of OWTS components. Septic tanks, distribution devices, pumps, dosing siphons, and other plumbing, as applicable, must also be observed. CBO lnc. should be notified 48 hours in advance to observe the installation. ln an effort to improve the accuracy of the record drawing, we request that the installer provide a sketch of the installation, including path of the sewer lines, water line installation (if applicable), septic tank location, STA location, and measurements from building corners or another fixed objects on the property. This sketch is most easily provided on Sheet W2.0 of the OWTS Design paêXet. Photographs of the installation and final cover are also requested to supplement our installation documentation. OPERATION INFORMATION AND MAINTENANCE The property owner shall be responsible for the operation and maintenance of each OWTS servicing the property. Íhe property owner is responsible for maintaining service contracts for manufactured units, alternating STAs, and any other components needing maintenance. Geo-fabrics or plastics should not be used over the STA. No heavy equipment, machinery, or materials should be placed on the backfilled STA. Machines with tracks (not wheels) should be used during construction of the STA for better weight distribution. Livestock should not graze on the STA. For example, a running toilet or leaky faucet can discharge hundreds of gallons of water a day and harm a STA. lf an effluent filter or screen has been installed in the OWTS, we recommend this filter or screen be cleaned annually, or as needed. lf the OWTS consists of a pressurized pump system, we recommend the laterals be flushed annually, or as needed. The homeowner should pump the septic tank every two years, or as needed gauged by measurement of solids in the tank^ Garbage disposal use should be minimized, and non-biodegradable materials should not be placed into the OWTS. Grease should not be placed in household drains. Loading from a water softener should not be discharged into the OWTS. No hazardous wastes should be directed into the OWTS. Mechanical room drains should not discharge into the OWTS. The OWTS is engineered for domestic waste only. ADDITIONAL CONSTRUCTION NOTES lf design includes a pump, weep holes must be installed to allow pump lines to drain to minimize risk of freezing. The pump shall have an audible and visual alarm notification in the event of excessively high- water conditions and shall be connected to a control breaker separate from the high-water alarm breaker and from any other control system circuits. The pump system shall have a switch so the pump can be manually operated. Excavation equipment must not drive in the excavation of the STA due to the potential to compact soil. Extensions should be placed on all septic tank components to allow access to them from existing grade. Backfill over the STA must be uniform and granular with no material greater than minus 3-inch. LIMITS: The design is based on information submitted. lf soil conditions encountered are different from conditions described in report, CBO lnc. should be notified. All OWTS construction must be according to the county regulations. Requirements not specified in this report must follow applicable county regulations. The contractor should have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working. Black Timber Dirt Works, LLC installed the system. A new, 1O00-gallon, two-compartment Valley Precast concrete septic tank with an effluent filter on the outlet tee was installed to serve the detached garage. The effluent filter must be cleaned annually, or as needed. A new, 4-inch diameter SDR-35 sewer line was installed from the outlet of this septic tank to a new, 2000-gallon, two-compartment, Valley Precast concrete septic tank with an Orenco@ pumping system in the second compartment of the septic tank to serve the main house. There is an effluent filter in the second compartment of the 2000gallon septic tank which must be cleaned annually, or as needed. A new, 4-inch diameter SDR-35 sewer line with a double sweep clean out and minimum 2% grade was installed from the main house to the new 2000-gallon septic tank. Sewer lines come together with a "wye" fitting. Manhole lids of both septic tanks must be brought to grade for access. Floats for the pumping system were set to dose approximately 80 gallons each pump cycle, allowing approximately 15 gallons of drain back after each pump cycle. The control panel for the pump is located on the west wall of the residence, within line of sight of the septic tank. Valley Precast performed start-up of the pumping system. We tested the pumping system and observed cycling of the ADV at the time of our November 2 8, 2018 inspection. A 1.S-inch diameter Schedule 40 pump line was installed from the pump to an Orenco@ automatic distributing valve (ADV), model 6402. The pump line was encased as it encroached on the S0-foot setback to the well. The ADV was placed a high point in the system and was installed in an insulated riser with access from grade. Effluent is pressure dosed through a 1.5-inch diameter pump lines to two over-excavaled,12'x 55' unlined sand filters with a minimum of 2-feet of sand filter material. Pipes used to disperse the effluent were surrounded by washed coarse screened gravel. The manifolds were 1.5-inches in diameter. Laterals were 1.$-inches in diameter with 5/32-inch diameter orifice holes facing down, spaced 4-feet on center. Laterals were separated by 3.O-feet. Each 1.5-inch diameter lateral ends in a sweeping ell facing up with a ball valve for flushing. A soil separation fabric was placed over the gravel layer followed by approximately 1-foot of topsoil. The OWTS was generally installed according to specifications. This observation is not a guarantee of workmanship and/or parts and materials. ALL SERVICE septic, LLC should be notified if changes are made to the OWTS in the future. Any additional OWTS construction must be according to the county regulations. LIMITS: Observations are limited to components that are visible at the time of the inspection. The installer must have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working. The quality of the installation is dependent of the expertise of the installer, soil type, and weather conditions. Please call with questions.
