PROPERTY

Lot #r, Ranch at Coulter Creek PUD, Garfield County, Colorado.
The owners of the above referenced propertyhave received a Certificate of A,rchitectural .A.pproval to
commence a "Change in the Existing State of Property' from the Ranch at Coulter Creek Architectural
Review Commíttee as provided in the declarations and covenants applicable to the property. The effective
date of such Certifìcate of ¿l,rchitectural .A.pproval is 6lzo, zozz.
Notice is hereby given that, as provided in the Ranch at Csulter Creek Design RequÍrements and
GuÍdelines, failure to obtain both a Certificate of Compliance and a Certificate of Occupancy within rB
months of the eft¿ctive date of the approval or failure to complete the proposed Change strictly in
accordance with the plans and specifications approved by the Committee may result in revocation of the
approval of the change and the owners rnay be required to remove all improvements and restore the
property as nearþ as possible to its state existing prior to any work in connection with the change.
All persons with an interest in the property are cautioned to review the remedies available under the
Ranch at Coulter Creek Design Requirements and Guidelines, and applicable decl¿rations and çovenants
of record, in the event of any violation of the provisions, covenants, conditions and restrictions
contained therein.
If the change in the existing state of Property is completed in compliance with the provisions, covenants,
conditions and restrictions contained in the Ranch at Coulter Creek Design Requirements and Guidelines
and applicable declarations and covenants, a Certificate of Compliance shall be issued by Ranch at Coulter
Creek Architectural Review Committee.
