The corrections listed below are required for the plans to comply with the 2015
International Building Code (IBC) by ICC.
Any and all deviations from the original plans and specifications approved by the Building
Department shall be submitted to the Building Department for approval prior to installation.
The purpose of this review is to provide for minimum protection of life, limb, health, property,
environment and for the safety and welfare of the consumer and general public as regulated by
the 2015 International Building Code and other applicable Codes, including but not limited to the
International Building Code 2015 the International Fire Code 2015, International Fuel Gas Code
2015, the International Mechanical Code 2015, International Plumbing Code 2015, the
International Energy Conservation Code 2009, the current Edition of the National Electric Code,
and, other applicable Codes and regulations as adopted and amended by Garfield County. The
Focus of this review and correction list is the life safety provisions of the 2015 International
Building Code. A cursory spot check review only of the Structural Plans was performed by
Cadfish LLC as the plans are stamped by an engineer(s) licensed in the state of Colorado which
is conformance with the Garfield County Building Department policies and procedures. Other
referenced codes are only spot checked or reviewed by others. The owner and contractor are
responsible for compliance with all applicable codes.
These corrections shall be resolved prior to issuance of a the Building Permit for the project.
The approval of plans and specifications does not permit the violation of any section of
the International Building Code(s) and other applicable Codes adopted and amended by Garfield
County.
NOTE: Stamped MEP plans have not been submitted. MEP review will be performed
upon receipt of the MEP plans stamped by a registered design professional in the state of
Colorado. A spot check review only is performed only by the plan reviewer, as the plans are
stamped, which is in conformance with the Garfield Building Department policies and procedures.
Stamped foundation plans have been submitted. The metal building structural plans are
stamped. A spot check structural review only is performed only by the plan reviewer, as the
plans are stamped, which is in conformance with the Garfield Building Department policies and
procedures.
Electrical plans and installations are reviewed and approved by the State of Colorado
Electrical Inspector and are not reviewed by Garfield County, which is in conformance with the
Garfield County Building Department policies and procedures. A cursory spot check review only of the plans for the International Energy Conservation
Code (IECC) as adopted by the Garfield County was performed. A spot check review only is
performed only by the plan reviewer which is in conformance with the Garfield Building
Department policies and procedures.
A separate review is being performed by the Fire District for IFC 2015 compliance as
adopted and amended by Garfield County. The Fire District review will be provided to the project
Architect and applicant under separate cover.
Refer to the Approved Plans, Plans analyst Analysis, Conditions of Permit, other
Garfield County departments reviewing the plans and other adopted codes for additional
code requirements not noted on this list. If plans are revised, changes should be clouded
to facilitate review and minimize expense to the applicant. The response and plans should
be prepared by a licensed design professional licensed in the State of Colorado. The
designer shall also submit a written response to each item on this list and specify the
location on the plans of the applicable plan change. Submittal of a separate addendum
sheet with all revisions is also acceptable.
1 : : The access to the parking area from the airport area is not shown on the main site plan. It
is shown on the smaller site plan in the upper left hand corner on Sheet CVR. Provide revised
plans coordinating the 2 site plans on sheet CVR and show road access to the parcel and parking
area.
2 : : The distance to the lease line is not shown on the west side of the parcel. Provide
dimension.
3 : : Insulation is shown on the Wall and Roof Assemblies on A0. Specify the R-values of the
roof and wall insulation to be installed.
4 : : The # of Unit Exit Doors on the Site Plan CVR does not match the Floor Flan A1. Provide
revised Site Plan on Sheet CVR showing the doors correctly corresponding to Sheet A1 Floor
plan.
