When finalizing the proposed CONDITIONS OF PERMIT, I did unearth and read some earlier land use documents. There's a BOCC Resolution from year 1999 99-l-10 from the subdivision preliminary plan that speaks to obtaining " a f¡vorahle resnnnse recei'¡ed from the Carbondale & Rural Fire Protection District" and 30 feet of defensible çnâ..Ê ôrì level terrain in building envelopes with slopes greater than 5% slope. In reading the current building application file materials the architects details and geotechnical soils investigation report indicate lot 6 is fairly tlat with not mueh slope to it. l'm hoping this was vetted through the more recent amended fínal plattíng.... Please let me know if further evaluation by the Fire Distríct is relevant? Current proposal is for a one story level main building structure on shallow crawl space (due to water table and distance from the river) and includes 6,500 sq ft living space and 1,200 sq ft conditioned attached garage. I find no recorded piat notes mandating installation of a fire-sprinkler system at the site. Plans WILL INCLUDE our general Garfield County cducational guidancc for the builder to comply with wildfire mitigation and dcfensiblc spacc requirements per Colorado State Forest Service and local fírc district.
