Understand your timing decision. There are a couple of optíons: oPTtoN #¡. Would you prefer to WITHDRAW the permit application and have it shown in the public record as VOIDED now? Here's the ímpact: the plan check fee is paid and expended with the initial review, you will owe no buildíng permit fee for the VOIDED permit, but in future when you do decide to proceed you should expect to submít a new building permit applícatíon, plans, new plan review fee as one would a new buílding applícation). This, potentially, could be preferred option for any property ovvner thinking of movÍng and selling their property soon, whereby an OPEN OR PENDING and incomplete file doesn't show up when a buyer is searchíng property records. The record shows a little cleaner wíth less hanging over. oPTtoN #2 Would you like the building application to remain ON HOLD for a period up to six months (to December 220221where I would keep the project in my workflow queue as PENDING? Here's the lmpact: if during the next 6 months you decíded to move ahead, you can remit the changes or corrections to the building plans, I would review and approve them, and the permit would be issued..... whereby you would have a further 6 months before scheduling your first inspection. Option 2 would gíve you some opportunity to change your mind. lF in December you confirm you will not proceed you can eíther email an update asking the project be WITHDRAWN at that time.... Or you just let it expire and lapse when staff would update the record as EXPIRED or VOIDED out due to lack of activity. I have some questions as follows: 1. What is the source of building heating or other mechanical HVAC for the building? 1.a. where wíll mechanical equipment be placed? How will it be accessed? What fuel type ís proposed? 1.b. willthe garage be heated? L.c. is the sole source of comfort heating in the ADU derived from the "gas stove" in the ADU general líving space? 2. ls there a water heater proposed in the upper level attic space with an access panel? What are dimensíons for access openíng? 3. How will floor, wall, ceiling spaces be insulated? What insulation materials and R-values will you use? 4. Wíll the roof be vented or non-vented? 5. What are the U-factors for windows I doors? 6. Will a washer / dryer appliance be installed? lf so, where? 7. How will the garage / dwelling unit fire separation be designed? Please provide assembly details and fíre rated doors where applicable. 8. What exterior buildíng material is proposed? Will there be stucco lath? Cementitious or synthetic? 9. Will the exposed structural steel in the garage supporting living space above be boxed and wrapped with 5/8 type x drywall? 10. What is the buildíng site's approximate site elevation in feet above sea level? 11. What is the Structural Engineer of Record's proposed or anticipated frost depth for foundation design?
