Hello Colleen,
Jodi and I have no intention of adding square footage to our home in the future. We have carefully bu¡lt this home with
our future needs in mind. We are hoping slnce we are under the 3500 sq ft requirement we can omit the sprinkler
system. Please let me know íf you need anythíng and thanks for your consideration.
Best regards,
Jake

Courtesy Update:
l'rn working on building permit review forthe McKittrick residence in Springridge Reserve, Ph L Lot 14.
For future building planning I want to call your attentíon to recorded plat note #6.

Garfield County Building Offícials have historically calculated the sguare footage based on totalfire area as
defined in the lBC, (residential square footage plus garage square footage and any horizontal roof projections
at covered porches, entries and decks). As the square footage for the building on the applícation form and
in the architectural plan drawings reflects a overall square footage of 3,476,1 ask the project team to
carefully consider current desígn and any potential future íncreases given how close the oríginal build is to
the threshold mandating a fire suppressíon system. lF the owne/s should anticipate any further increases in
fire area in the future, it may be fruitful to consider designíng and installing a residential fire sprinkler system
with the original buíld (rather than retrofitting one later and causing deconstruction of finished residential
living spaces, ín particular as there doesn't appear to be "attíc" access in residential living to work with). lf
you know of any future plan changes, please think it through carefully. No harm to consult a qualified fire
sprinkler installer to evaluate cost and pricing options. Should you choose to pursue a fire suppression
system with the original building design, all sprinkler permíts fees, plan reviews, rough-in and final
inspections wíll be administered through the local Fire District. Greg Bak, Fire Marshal, Glenwood Springs
Fire Protection Dístrict, phone (970) 384-6480.
I will continue the blueprint review today, and should I have further questions or comments, will forward
those to you under separate cover.
