DEFENSIBLE SPACE REOUIREMENTS PER COLORADO STATE FOREST SERVICE AND LOCAL
FIRE DISÏRICT.
5) OPEN-HOLE SOTLS REPORT REOUTRED AT FOOTING INSPECTION TO VERIFY 2.OOO PSF
SOIL BEAR¡NG CAPACITY. PROVIDE COPY OF ENGINEER'S REPORT FOR BUILDING
INSPECTOR REVIEW AT FOOTING INSPECTION.
ó) ENGINEERED SEPTIC SYSTEM: ON-SITE WASTEWATER TREATMENT SYSTEM (OWTS)TO BE
INSPECTED BY A PROFESSIONAL ENGINEER LICENSED IN THE STATE OF COLORADO.
PROVIDE ENGINEER'S FINAL REPORT PRIOR TO FINAL BUILDING INSPECTION &
CERTI FICATE OF OCCU PANCY.
7) AN ELEVA|ON SURVEY, SEALED BY A COLORADO LICENSED SURVEYOR, lS REOUIRED AÏ
FRAMING INSPECTION TO VERIFY ACTUAL BUILDING HEIGHÏ.
g) ADDENDUM APPROVED ON JULY 28,2022. FLOOR PLAN DEPICTS GARAGE ON MAIN
LEVEL AND 2,200 SO FT MAIN RESIDENTIAL DWELLING UNIT ABOVE IT. THIS IS THE
SOLITARY DWELLING UNIT ON THE PARCELAND DEEMED THE MAIN RESIDENCE. ANY
FUTURE RESIDENCE ON THE PARCEL-. MAY REOUIRE DECOMMISSIONING OF SHOWER
AND KITCHEN FACILITIES OR OTHERWISE ALTERING FINISHED LIVING SPACE ABOVE THE
GARAGE, PRIOR TO APPROVAL OF FUTURE DWELLINGS. ANY FUTURE BUILDING PERMITS
MUST FULLY COMPLY WITH GARFIELD COUNTY LAND USE DEVELOPMENT & BUILDING
CODES IN EFFECT ATTIME OF FUTURE WORK. FUTURE LAND USE CHANGE PERMIT(S)
MAY BE REOUIRED TO ALLOW FOR FUTURE OCCUPANCY USE(S)THROUGH THE PLANNING
