Home Ave Silt CO Courtesy Update for Marioni residential project team l'm in process of revíewing the buildíng plans for 129 W. Home Avenue. The property is currently zoned C.L. According to Garfíeld County LUDC Table 3-20L, C.L. required setbacks are 25 ft front yard setback (for non-commercial structures); 25 ft rear yard setback and L0 ft side yard setback. ln viewing the cover sheet and site plan we received -- front and rear yard setbacks are depicted with a (more shallow) 20 ft setback. While there appears to be a more generous amount of yard space to the rear of the property, l'm concerned the proposed home constructíon wíll encroach well into the 25 ft front yard setback. 1 Could the Architect of Record please reconsider the original submitted site plan layout, scale to verify and confirm lF the Marioni's proposed building design could be shifted slightly farther from the West Home Avenue front property boundary? To ensure the structure does not encroach into required setbacks, I am asking to receive (2) full size scaled amended copies of the COVER SHEET and site plan, so that we have some assurance the building placement will comply with zoning regulations. ln the unusual instance, there has been some historic land use approval granting an earlier variance from front yard setbacks - I ask the Marioni Project Team to please forward subject land use file number references or variance determinations for our consideration. (l ran a quick parcel check from Garfield County Land Explorer's GIS / electronic fíle system, and did not find one listed.)
