I have shown the Community Room {lone 2) as a Community Hall, and calculated it as a net occupant load, so I counted the Entry Hall with that use. I counted the Powder Room, Entry Closet, Dry Storage, and Mechanical & Utility Room as Accessory Storage Areas/Mechanical Equipment Room. (Zone 1) The Office is counted as Business. (Zone 3) TheWorkoutRoomiscountedasExerciseRoom, {Zone4}calculatedasagrossoccupantload,solcountedallofthe ancillary spaces also as Exercise Room. Areas that are unoccupied, such as the island in the Kitchen, and the Pool Storage Building are not counted, since they are unoccupied. Egress: The buílding will be sprinkled. (technically not required by code, but required by the HOA) With an occupant load of l-02, we are planning for two requíred means of egress, a maximum of 35'-9" apart. {1/3 diagonal dimension) We have other egress doors that are not required, which cut down the length of travel to an exit. I believe that I have already done what you suggest, and used A3 with accessory uses per 508.2., so I'll submit with the current configuration. Will you please confirm that we can re-buíld a residential kitchen, not a commercial one? As stated in according to Sheryl Bower's Director's Determination, we have a private use that is fairly light, no commercial sales or commerce of any kind, and we are simply re-designing / re-building what was prevíously in place. (lCC 4117.1-2009), and it shows the proper rise and run for a stair in an A3 occupancy. (all shown ín red) I believe that this takes care of all of your notes, except the first one I am working on getting the fire sprinkler and alarm design to Bill Gavette. I think it is Bill Gavette in Carbondale. He will review the sprinkler and alarm design and will do the various fire code inspections. He can be reached at963-249L. 2.There appear to be some code issues related to Sec 404.2.3.2 Swinging Doors of the ICC 4117.1-2009 for doors R, S, T, and U for minimum clearances for maneuverability at the doors. Getting from Hall 2 into Hall 1" may also have some door clearance issues. 3.Access into the building from the parking lot appears to not have any steps and is wheelchair accessible. Any changes in elevation could be addressed with a short ramp. 4.The pool itself might need to be accessible but I will leave that for the owner to decide. 5.The stairs into the Pool & Bld. Mechanical needs to meet Sec L0LL of the 2015 IBC for rise and run. That is a pretty short list. I think other items might come up but could be addressed with redlines.
