Chase & Mike: I wanted to follow-up on our recent building inspection at Springridge Reserve, Lot 73. I believe that Matt Provost has already given you a head's up regarding a potent¡al issue related to the subdivision's plat note requiring homes in Springridge Reserve over 3,600 square feet to be provided with a fire sprinkler system. Unfortunately, this home does exceed that maximum size when calculated based upon total "Fire Area" as defined in the Fire Code. ln addition to the residence, this definition also includes garages and exterior decks or patios with overhead roofs. According to our floor area calculations the total Fire Area = 4,058 S.F. indicating that a fire sprinkler system is required. Following our internal discussions about this issue, Matt & I sat down with Greg Bak, Glenwood Springs Fire Marshal to review options and alternatives for your consideration and implementation, especially given the circumstances being that you are essentially through the framing stages of this project. Based on our conversation with Greg, we believe that there are two alternatives to rectify this matter, and these options include the following: A. lnstall an automatic fire sprinkler system within the residence in accordance with the plat note requirements and as per Greg's direction for system design and inspections. Please feel free to reach out directly to Greg at Tel: 379-981-4 to discuss further. B. Provide 2-hour fire separation between the 2-car garage and the rest of the structure, including (2) interior partition walls and the ceiling above the garage. By utilizing the 2-hour fire separation it will effectively reduce the size of the remainder of the building by 695 S.F. to 3,363 S.F. We suggest that you engage a Colorado licensed Architect to assist in determining 2-hour fire-rated assemblies (walls and ceiling). Door openings located within these 2-hour fire-rated partition walls will require a 90-minute assembly. However, if you provide a 2- hour rating at the 2-car garage ceiling the (2) interior part¡tion walls will not be required to extend up to the underside of roof sheathing. After your consideration and consultation with each other on this matter, please inform the Building Dept. and Greg Bak (also copied on th¡s email) as to which alternative you plan to pursue. lf you decide to install the fire sprinkler system, please contact Greg directly to better understand system design and inspection requirements. Alternatively, if you want to pursue the 2-hour fire separation, please submit to the Building Dept. updated plans with fire-rated assembly details for walls & ceiling from a nationally recognized listing agency (U.1. or U.S. Gypsum Association). We apologize for any inconvenience caused by this issue not specifically being identified earlier in the review process; however, there is verbiage about the fire sprinkler requirements included on page 2 of the Conditions of Permit stapled to the front of the approved plans. Unfortunately, we really don't have any recourse here but to enforce the legal requirements imposed by Springridge Reserve subdivision's recorded plats. Dave Argo Chíef BuildingOfficial 1
