The decks should be around 30" over final grade so I don't think the deck framing would need to be treated. No wood is ín direct contact with the concrete as the custom stee.l buckets provide a separation. WE can make the back plate of the bucket l-" thick steel if we need to get a 1" standoff from the concrete, but I was undgr the impression that that requirement was only for post bases that would be subject to standing water which ís not the case that we have being fastened to a vertical wall. TheproposedhomedesignforLotzsS-specifícallytheNEcornerofthebuildingexteriorwall with"elevatedrearporch"projectionsand SW corner of attached garage with exterior wall and roof projections - do need to be REVISED modestly to comply with 2015 lnternational Residential Code Table R302.1(1) exterior walls. Provide L-hour rated fire-resistance rated assembly details for the exterior walls where located less than 5 feet to a property line. Provide fire-resístance rated assembly details for projections located greater or equal to 2 feet and less than 5 ft (or supply supplemental details demonstrating roofs will conform withþotnotes a ond b) of the adopted Table R302.1(L). Be aware projections less than 2 ft to property lot lines are prohibited under the lRC, and original plan detaíls in those instances will need to be amended or the building location shifted slightly. Due to proximity to property lot lines on all sides of the home, it ís anticipated that some walls and projections will require some amount of fire-resistance protection. 2. Structural Sheet 5L.0 Detail 8 Deck Framing, appears to include DF#L framing members in close contact with concrete and earth below. We are concerned with exposure to concrete and grade. Please revíew 2015 international Residential Code, Section R317 Protection of Wood and Wood Based Products against Decay. Specifically R3L7. ltern #2. Demonstrate how wood will be protected or have structural engineer specify materialthat is naturally resistance such as heartwood of decay resistant redwood, cedars, black locust or black walnut. We are happy to re-evaluate with further information or narrative. 3 Please remit (2|full size copies of any updated Síte Grading Plan, Archítectural and/or Structural plan sheets, cfo: Attn Colleen Wirth, PlansExaminer, Community Development Dept front desk.
