August 29,2022 MichaelMurray 5o8 Queensbury Turn Southlake, fx76092 via email: mhmaccpc@aol.cont grwarch@gmail.com Re: Summary of Final Review for Lot RFM46, 96 Colden Stone Dear Mr. Murray, The Design Review Committee (DRC) completed final review of your revised civil and landscape final plans for lot RFM46, at their regular meeting held August 23, 2022 and the submittal in completion has been approved. The $zo,ooo buÍlder's completíon deposit, $4,5oo SAF and $S,Soo CRAF has not been receíved yet at th¡s t¡me and are due upon receípt of this letter. As stated in the preliminary approval letter, the DRC fee of $8,ooo was paid at the prelíminary meeting. Please be aware that this basic fee covers prelimínary applicatíon processing, neighbor notification, prelimínary review, final application processing, final review, the pre- construction meeting, dry-in inspection, grading ínspection, final inspection, project oversight, and project closeout. This basic fee does not cover time to review incomplete submittals, design elements not in compliance with the Design Guidelines, change order requests, any violation of the Construction Rules and Regulations, and re-inspections and/or meeting time due to non-compliance wíth the final DRC approved plans set. Any DRC time spent outsíde the basic fee scope of work shall be charged at the following rates: DRC Meeting time - $6zSlhr. DRC Adminístrator - $tz5/hr. DRC Architect - $z5olhr. DRC Landscape Architect - $z5o/hr The DRC has approved the final set of plans based upon the followíng: 1. Fees are paid which were due to at the time of final submittal An on-site pre-construction meeting is required before construction may commence. Also, a rough-in, dry- in and a grading inspection are required during the constructíon phase of the residence. Please contact the DRC Administrator to arrange for these inspections per the Design Cuidelines and for a final site inspection by the DRC. Details of these procedures are contained in the Design Review application packet. Site Materials Mock-up - A materials color mock-up wall must be built on-site within 3o days of the start of construction and installed on the outside of the construction fence. The DRC will make a final decision on color and materials at this time. PJantngs - Must be installed as approved on the landscape plan with type and size specified. The DRC requires a building height verification survey to be completed prior to the rough framing inspection (rough-in) inspection and performed by a Colorado professional land surveyor and shall include a statement by the surveyor stating whether the building is or is not in compliance with Garfield County building height rules. The owner or owner's representative shall submit a completed height verification survey to the Aspen Clen DRC. The standard form (and other forms and information) that shall be used is found on our website aspenglenhoa.com. Prior to closing the file and returning the builder's completion deposit, copies of the Certificate of Occupancy and an lmprovement Location Certificate must be provided to the DRC. The DRC may elect to withhold a portion of the Builder's Completíon Deposit to ensure that final landscaping is completed, and growth is assured. Please keep in mind that a copy of your approved plans will be kept on file for periodic review by the Design Review Committee to assure complíance with your approved plans. Any anticipated changes from your approved plans must be submitted to, reviewed by, and receive approval from the Design Review Committee prior to making any changes.
