Colleen, Whatever we require for residential with the caveat that we approved the house as a single-family residence
and parking should adhere to typícal parking use, l.e. all parking will happen within the driveway and should be typícally
limíted to two cars at any time. What I would be careful of ís are they proposing more parking than required?

ln response to your suggested correction, the Fire District fully supports the sprinkler requirement. With
regard to permitting fees, we do not charge a permit fee, ln past projects, I have provided the plans review
and approval for suppression and alarming systems. I would be happy to review and sign off on the plans
when they are presented, I only ask that the company provide both electronic and hard copies of the plans fr
the review process.

l've received some zoning ínput and comments from our Community Development Director
The Battlement Mesa PUD, the adopted guide utilized for zoning compliance, specifies your lots shall accommodate a
minimum of 2 off-street parking spaces. Do you agree? Yes- With needs of your staff and residents factored in will the
available parking be sufficient? Yes. How many vehicles will be customary and usual? The number of vehicles will
customarily and usually be 2. I think the Director is seeking assurance there will be no increase in parking impact to the
neighborhood. There should nat be an increase in the parking impact to the neighborhood.

Okay, l'm still trying to wrap my head around the building occupancy and new proposed
floor plan details.

master bedroom plus a second bedroom, correct? Yes

Please confirm no increase in total number of bedrooms = 2 no increase...2 bedrooms

Please confirm offíce will remain an office with no sleeping, correct? Yes, no sleeping
Will the home be staffed 24 hours? Home will be staffed when residents are on
premise. The current plan is for some or all residents to be away frorn the prenrise
during the some weekday hours.
Will staff sleep on premises, or will all paid staff remain awake and "on duty"
responsible for aiding ín buílding ingressfegress 24 hours / daV? The overnight sta;ff will
be expected to respond accordingly to the residents as needed. This means they n'lay or
may not need to be awake theír entire shift, but will have some part of their shiftwhen
they are awake and responding.
How many persons with disabilities will occupy the buildíng at one time? 2-3
Will any children reside here? No.

owner, I am being cautíous to understand future use of
the building. Mountain Valley Developmental Servíces,
lnc. (a private, non-profít corporation) ís the owner and
plans to use this property for a long time intotËrefuture
for the purposes above.
