Dear Terry and Ryan,
Thank you for the final plan submittal. It is a pleasure to work with your team. Receipt of the
$10,000 Construction Deposit is hereby acknowledged. The ARC has found the review
complete and approved the submitted plans at their meeting September 20,2022 withthe
following conditions:

Garage change with stepped back third bay and shed dormer is approved, hard copy to be
submitted to Christie Jensen, ARC Administrator.
Landscape trees species to be native pinon pine and juniper to blend with existing species
on site. All disturbed areas to receive temporary irrigation to ensure successful
germination of native drought tolerant grasses, once established native areas to no longer
receive irrigation.
As noted on the plans, a motion sensor light sensor must be installed in the garage to
minimize the light pollution from the garage doors. The glass in the garage doors must
be a darker glass or frosted finish to minimize light spill. Please provide sample when
final materials are reviewed on site.
The proposed wood entry monument was changed to a stone entry monument. The
guidelines permit a stone monument to be less than 3'x 3'x6'height. A single stone
entry monument shall have a portion buried within the ground therefore, a height between
3-4' is acceptable.

A pre-construction meeting on site is required before construction may commence. The owners
will have the corner of the excavation site staked and 'red flag' the trees and shrubs subject to
removal. Silt fencing shall be erected on the southern boundary of disturbance just south of the
lawn area and erosion control measures installed along the driveway to limit runoff onto the
street. Please contact Christie Jensen, the ARC Administrator at (970) 948-1535 to coordinate
the pre-construction meeting after the silt fence and erosion control measures have been
installed.
Shortly after framing the house, please contact the ARC Administrator to coordinate a site visit
of the ARC to review your final materials on the house or on a mock up wall including the
garage door glass.
Upon successful completion of the site improvements, please contact the ARC Administrator at
(970) 948-1535 for a final site inspection by the ARC.
Prior to closing the file and returning the Construction Deposit, copies of the Certificate of
Occupancy, and Improvement Location Certificate must be provided to the ARC. The ARC may
elect to withhold a portion of the Construction Deposit to ensure that final landscaping is
completed and landscaping growth is assured.
Finally, the Callicotte Ranch Owners Association, Inc. has adopted a schedule of Violations &
Fines. A copy of which will be provided at the pre-construction meeting. Please familiarize
yourself and your sub-contractors and employees with the schedule to avoid unnecessary costs.
Please keep in mind that a copy of your approved plans is kept on file. Any anticipated changes
from your approved plans must be submitted to, reviewed by and receive approval from the
Architectural Review Committee prior to making any changes.
