RE:Framing Inspection Items for New Residence at 109 Diamond A Ranch Rd, Carbondale, CO

Russell,
It is our understanding that the county inspector identified several framing items at the above-reference project
that need approval from the engineer of record. Those items, and subsequent approvals, are provided below.
l. Add hanger at exterior back deck framing
a. This has been done by the contractor
2. Truss ROlAGE has been altered
a. We have analyzed the altered truss and recommend aZx4be sistered to the side of the flat uprights
on each side of each window and face nailed with 2-16d @\6"oc.
3. Change to door/window at great room
a. We have analyzed the kings. We recommend that a 6'tall, vertical strap be installed on inside and
outside face of the cut trims and the strap centered vertically over the break at the header. Where
the kings are adjacent to the steel frame they acceptable as they are currently.
4. Change to header at master bedroom exterior door
a. We have reviewed this header and kings and the change acceptable
5. Change to floor framing above master bath
a. The floor framing is consistent with the latest revision dated 6.27 .22. The header around the
plumbing is acceptable as well.
6. Shimmed Trimmer at Znd floor walkout header
a. We have analyzed the kings. We recommend that a2' tall, vertical strap be installed on inside face
of the cut trims and the strap centered vertically over the break at the header. The shim is not ideal
but acceptable with the addition of the straps.
7. Change to Trim and King per plan at stair
a. We have analyzed the kings. We recommend that aZ' taIl, vertical strap be installed on inside face
of the cut trims and strap centered vertically over the break at the header.
B. H2.54 missing at lookouts
a. This will be done by framing contractor

It is our understanding that the county inspector identified several framing items at the above-
reference project that need approval from the engineer ofrecord. Those items, and subsequent
approvals, are provided below.
1. One second floor joist over the kitchen has two holes [slotted 4"x6" and circular 2") that are
approximately 6" apart.
a. We have analyzed the joist, and the holes are acceptable.
2. One second floor joist over the master closet has four closely spaced plumbing holes in the
web [2 x37/z" and 2 x 2r/2").
a. We have analyzed the joist, and the holes are acceptable'
3. Several main floor joists below the main level pantry have four closely spaced
plumbing/electrical/HVAC holes in the web (1- x1,", L x2", L x3t/2", and 1- x 4").
a. We have analyzed the joists, and the holes are acceptable'
4. One stud in the 2x6 wall between the main floor master bath and closet has been notched
almost completely through for plumbing.
a. This wall is non-structural, and therefore the notched stud does no¡ affect the
structural performance of the structure. As a precaution, we recommend thata 4'
tall, vertical strap be installed on each side of the notched stud to maintain the wall
stiffness until drywall is applied.
5. Basement beam pockets are not grouted solid.
a. The main floor steel beams have adequate support in the beam pockets without any
formal attachment to the concrete foundation wall. Where feasible, we recommend
grouting the beam pockets solid.
