The applicant submitted a separate building application for each building. For the purpose of plan review, the 4 buildings were considered as I building for allowable area, building height, and other code requirements. The permits however will be issued separately so that each building can be inspected and approved separately so that each building can be occupied when it is complete. The corrections listed below are required for the plans to comply with the 2015 lnternational Building Code (lBC) by lCC. Any and all deviations from the original plans and specifications approved by the Building Department shall be submitted to the Building Department for approval prior to installation. The purpose of this review is to provide for minimum protection of life, limb, health, property, environment and for the safety and welfare of the consumer and general public as regulated by the 2015 lnternational Building Code and other applicable Codes, including but not limited to the lnternational Building Code 2015 the lnternational Fire Code 2015, lnternational Fuel Gas Code 2015, the lnternational Mechanical Code 2015, lnternational Plumbing Code 2015, the lnternational Energy Conservation Code 2009, the current Edition of the National Electric Code, and, other applicable Codes and regulations as adopted and amended by Garfield County. The Focus of this review and correction list is the life safety provisions of the 2015 lnternational Building Code. A cursory spot check review only of the Structural Plans was performed by Cadfish LLC as the plans are stamped by an engineer(s) licensed in the state of Colorado which is conformance with the Garfield County Building Department policies and procedures. Other referenced codes are only spot checked or reviewed by others. The owner and contractor are responsible for compliance with all applicable codes. These corrections shall be resolved prior to issuance of a the Building Permit for the project. The approval of plans and specifications does not permit the violation of any section of the lnternational Building Code(s) and other applicable Codes adopted and amended by Garfield County. Drawings are titled correctly as-shown. Terminology is synonymous. Building Department ResPonse: OK Veriff provide revised plans as necessary. No changes to be made - stamped drawings have been provided. Building Department ResPonse: OK provide a complete PE stamped foundation design for this building(s) based on the soils condition at this site. (Chapter l8) Designs are in accordance with geotechnical report and stamped accordingly. Building Department ResPonse: OK 2 : : The wall and ceiling finish material in this area must comply with the Class requirements of 803.11 & Table 803.11 . Specify. All interior finishes/materials are in-organic Class A materials, exceeding requirements of Table 803.11 for F classification. Provide information on how, when, and by whom the building(s) are occupied. These buildings meet exemption of 1103.2.9 - Spaces frequented only by serviCe personnel for maintenance, repair or occasional monitoring of equipment. This is an unmanned facility that will only be authorized for access by Company. Building Department ResPonse: OK 4 : : Provide a landing on both sides of each exterior door. Note: The step & size requirements. (1010.1.5). Each building has a landing at all mandoors and receiving doors at interior/exterior. Landings meet all requirements of OSHAand section 1010.1.5. Building Department Response: OK 5 : : Specify that locks and latches will comply with 1010.1.9.3. Doors comply with section 1010.1.9.3 where applicable. Building Department Response: OK No door or hardware schedule appears to be provided. Eg. verify that no delay egress locks or other special locks are used before entering an exit. (1010.1 .9.3). All doors are specified as industrial metal door, complete with 24"x30" tempered window with security grill, panic bar exit, at level entry. Uniform key set to be provided by Company. No delay egress locks or other special locks are included. Building Department Response: OK 6 : : Emergency lighting shall be provided as required. Please address. All building interior lighting and station lighting is tied-into station emergency generator feed on the main power. 7 : : The design loads used in the snow design on the plans for the lnstrument Air Building do not appear to meet Garfield County Requirements. Verify and provide revised plans as necessary. (1603.1) lA Building was design in accordance with IBC 2018 to meet State Requirement which allows for some leeway based on elevation data. Please see attached stamped calculations and please advise is this is acceptable. Building Department Response: OK - Additional Structural information provided by Xcel PE to be approved by Building Official John Plano, awaiting approval of modifcation of report for F-1 classification 8 : : All glazing in hazardous locations is required to be of safety glazing material. (2406.1 & 2406.4) No window schedule is provided. lt appears there may be glazing in the project. Verify and provide safety glazing as required, eg. adjacent to doors. General Note OK. No. All mandoors which have glass panels include 2x2wire mesh which meets exception under 2406.4.1 Building Department Response: OK There are openings in the walls that appear to be windows and may be be required appear to be window. The response does not verify that as requested. Requirement for safety glazing of windows will be included as a Condition of Permit. Ok Per Building OfficialJohn Plano. 9 : : lnclude a copy of the foundation and soils investigation for the site to be built on. (1803.2) A soils / geotechnical report is referenced in the Foundation Plan notes for the building but was not found. Geotechnical provided under attachment. Building Department Response: OK 10 : : Provide a Special lnspections and a Statement of Special lnspections by the registered design professionalin charge (1704.3) as required by Chapter 17lBC 2015 and any 3rd party inspections of the prefabricated buildings that may be necessary. Company Engineer takes exception to this requirement based on following criteria within: 1705.1.1 . Special Cases: 1) no alternative materials or systems are heing provide oL¡tsicle of cocle; 2) no unusural design applications are being employed for building materials or construction; 3) no special installation practices are being prescribed. These are industry standard buildings being used for industry standard applications. Building Department Response: OK - This response implies that the project eng¡neers have rev¡ewed Ch.17 and no spec¡a¡ inspections are requ¡red. This has been approved by Building Official John Plano. 11 : : The Building(s) appearto be insulated and heated. Verify and speciff which buildings are heated, how, and complianê compliance for building envelope, windows, doors, electrical and mechanical components with the 2009 lnternational Energy Conservation Code as adopted by Garfield County.
