Dear Mr. Janckila
Upon your request, our office reviewed the list of framing deficiencies and questions, provided by Janckila
Construction, for the above referenced project. The conclusions and recommendations provided below are limited
to the review of the framing items and photographic documentation provided to our office on June L4,2022, as
our office did not directly observe the completed framing or structural components.
Based on the below list of discrepancies, our office recommends the followingi
t. Structural plans specify preservative-treated timber at all exterior locations. lt was reported that Doug-Fir
#1 FOHC (free of heart center) timber members were used at all exterior locations. This is acceptable in
lieu of the specified preservative treated beams.
2. At several wall openings at the second floor, the lower top plates were discontinued by window and door
headers. Provide (1) CS16 x 2'-0" strap centered on the interface ofthe header and discontinued top
plate. Locate a strap at each end ofthe headers where the top plates were interrupted.
3. A header was not called out at a man door going from the dining room to exterior patio. lt was reported
that a (3) 2x10 header was installed at this location which is sufficient at this location. A minimum of (1)
trimmer and (1) king studs is required at each side of the opening.
4. lt was reported that over framing over the living room was constructed with 2xB rafters fastened to the
adjacent roof girder truss. 2x8 over framing at this location is acceptable as long as the over framed
rafters do notexceed 24" on centerand thetoe nailed connectionsfollowthe requírements included in
table 602.3(L) of the lnternational Residential Code {lRC).
5. lt was reported that over framing between the living room and game room was constructed with 2x10
rafters and a 2x1-0 ridge. 2x10 overframing at this location is acceptable as long as the overframed rafters
do not exceed 24" on center and the toe nailed connections follow the requirements included in table
602.3(1) of the lRC.
6. At the center jamb between the garage doors, only (2) full height king studs could be installed at each
garage door. Fasten the king studs to the trimmers with (2) rows of Simpsonlf4"x6" SDS screws att2" on
center, staggered, for the full height of each stud pack at this location.
