To whom it may concern,
We are aware of the existing grading conditions at 33 St Finnbar. There are some unique designs and
systems in place at 33 St. Finnbar which bolster the grade requirements close in and at the perimeter of
the homes foundation. Below is a list of specific designs that we feel mitigate the typical clearances and
grades at a home perimeter.
' Over 25% of the home's perimeter is covered by large porch roofs keeping much of the
foundation dry year around.
' The home is elevated from 1.5 feet to 3.5 feet above the existing lot landscape.
' The contractor has installed approximately six drywells around the property with landscape
intercept drain lines piped to the drywells.
' The home has almost no roof water loads as 80% of the home has flat roofs with internal roof
drains sending the piped roof water loads well away from the home's perimeter.
' The houses crawlspace has an internal drain system running to lift stations. Pumps have not
been installed but can be installed if needed. Pumps have not been necessary to date.
' There is extensive foundation waterproofing and extensive flashing in place at the perimeter of
the home.
' The landscape gravels around the perimeter are two to three inches thick which is free draining
material.
