There are some unique designs and systems in place at 33 St. Finnbar which bolster the grade requirements close in and at the perimeter of the homes foundation. Below is a list of specific designs that we feel mitigate the typical clearances and grades at a home perimeter. ' Over 25% of the home's perimeter is covered by large porch roofs keeping much of the foundation dry year around. ' The home is elevated from 1.5 feet to 3.5 feet above the existing lot landscape. ' The contractor has installed approximately six drywells around the property with landscape intercept drain lines piped to the drywells. ' The home has almost no roof water loads as 80% of the home has flat roofs with internal roof drains sending the piped roof water loads well away from the home's perimeter. ' The houses crawlspace has an internal drain system running to lift stations. Pumps have not been installed but can be installed if needed. Pumps have not been necessary to date. ' There is extensive foundation waterproofing and extensive flashing in place at the perimeter of the home. ' The landscape gravels around the perimeter are two to three inches thick which is free draining material. Thank you, please let me know if you need any further clarifications.
