I am fairly far through architectural and structural review and want to make you abreast of some items L. Given the buildings overall fire area square footage, you will need fire sprinkler the building. Please have your preferred fire sprinkler contractor / installer contact Bill Gavette, Carbondale & Rural Fire Protectíon District at (97At 963-2491-. Fire sprinkler permits, fees , plan reviews and inspectíons are handled directly by the local fire district. 2. ln consideration of the varíous site and landscape plans, there appear to be various building structure encroachments ínto the platted building envelope. lt is Garfield County's interpretation that all portions of the building including roof overhangs, decks and projections be contaíned within the building envelope. Please look over the design scope and deternríne if it is feasible to rnodify ¿nd shift tlre structure sliglrtly to the NW. Observed encroachments appeared along the SOUTH and EAST facing sides of the building envelope. Please remit (2)full size paper sets of any REVISED plan sheets to the Garfield County Community Development front desk, walk-ins acceptecJ heiween 8:30-4:00 pm weekdays. 3. Glenn Hartmann, Floodplain Manager, and myself were able to meet this mornÍng and have some questions regarcling the building site elevation and proximíty to the flooclplain. Glenn placed a call or inquíry to James Spung, JVA Consulting Engineers to discuss detaíl expressed on C1.0 (Job 3517c March 2022l'. Cautionary note, if further consideration of the platted building envelope or compliance with floodplain alters the building placement, be careful to also factor the allowable 25 ft building height limitation into the redesígn.
