The legal description of the 5.01-acre property is as follows: Section: 3 Township: 8 Range: 88 A TR lN LOT 18 SEC 3 & LOT I SEC 10 Parcel lD: 2463-034-00-033 The permit (enclosed) was provided by Garfield County Community Development Department. The subject OWTS consists of one 125O-gallon, two-compartment concrete septic tank followed by a seepage pit (or drywell). There is limited information on the permit regarding the seepage pit (possible dimensions of 13.S-feet by 12-feel?). lndividual Sewage Disposal System (ISDS) Permit 1363 documents the system. The system was designed to accommodate a 4-bedroom residence. The permit received final approval on May 9, 1984. The septic tank is located to the northwest of the residence. The manhole lids to the septic tank were located approximately 2-feet below grade. We recommend risers be added for access from grade. The inlet baffle was present. The outlet baffle was present but showing significant signs of deterioration. The condition of the concrete should continue to be monitored. Liquid levels in the septic tank were normal prior to pumping. The septic tank was pumped by B&R Septic at the time of our inspection. Built-in concrete baffles are not as effective as sanitary tees. The outlet line could have an accumulation of sludge over time. The location of the seepage pit is not known. We assume the seepage it is adjacent to the driveway, to the west of the septic tank. We recommend using a camera to locate the seepage pit and bring access to grade for future monitoring. We walked the approximate area of the seepage pit and we found no evidence of surface saturation or failure at the time of the inspection. This evaluation is not a guarantee of future system performance. Recommendations:¡ Add 2-feet of risers to each manhole lid for access from grade' | . Continue to monitor condition of concrete walls and baffle on the outlet side of the septic tank. o Camera line from septic tank to the seepage pit. . Bring seepage pit lid to grade for access and future monitoring. The lnspector has not been retained to warrant or guarantee the proper functioning of the system for any period of time in the future. Because of numerous factors which may affect the operation of an OWTS, aswellas fhe inability of the lnspectorto superurse or mo¡titor fhe use or maintenance of this OWTS, this report shall not be construed as a warranty by the lnspector that the sysfem will function properly for any particular prospective buyer, and the lnspector disclaims any warranty, either expressed or implied, arising from the lnspectlon of the OWTS or fñis reporT. The evaluation does not ascertain the impact the sysfem is having on groundwater. Please call with questions.
