RE: BLMF-O3-23-8029 - Ochko ADU is now UNDER REVIEW
Thanks Kim. That is most helpful. I will continue processing the plan set, it'll move on to the front county permit
technician to finish some document preparation and invoicing of fees. Please wait patiently for a phone call from
Teresa Bianco, once everything is made ready. This takes care of my lingering questions. Much appreciated.

Colleen
Thank you for reaching out and giving me a chance to get the missing form to you. I apologize - it's probably in my stack
of papers at home and I just got exc¡ted when I dropped everything off and failed to turn it in.
lnregardstowater,lhavereachedouttoCoDivisionofWaterResourcesandwedohaveaplaninplace. Thereisawell
located on the 4366 County Road 100 property Lot one of the lrene Green subdivision exemption that is owned
jointly by my husband and father in law. I communicated with Dwight Whitehead, Wett Commissioner for Division 5, and
verified that the wett tisted under Permit no.221293 is able to be utilized for the ADU as it is not in use for the 4366
property.
Please reach out if you have any additional questions and thank you.

BLMF-O3 -23-8029 - Ochko ADU on Lot 2
Courtesy Message for Kimberly & Steve Ochko,
Hello from the Garfield County Plans Examiner. I am finishing the building and zoning code reviews for your
new factory-built accessory dwelling unit (ADU)on Lot 2, lrene Green Subdivision Exemption. As part of the
zoning approval process, I need from you a signed copy of the PROPERTY OWNER's CERTIFICATE OF
COMPLTANCE. Unfortunately, I did not find a copy of this certificate in the building permit application
materials.
Here's the link below

The link here provides an entlre lnformatlonal packet on developlng ADU's for your general awareness --
We need only to receive a signed copy of the F/RSI P,468 (Property Owner's Certificate of Compliance)
The signed Certificate of Compliance is scanned into the public record with your building permit documents
and is then available for future viewing and research i.e. property sales.
Before releasing the building permit, we want to be assured you are confident and have secured adequate
water supply to serve the ADU.
Plat Notes C and D in the exemption plat (attached PDF) allude to uses of the well, we are erring on the side
of caution here. lf you don't have historic well permit information already, I recommend reaching out to the
State of Colorado Division of Water Resources or State Engineer's Office here in Glenwood Springs to help
research records and well permit status (to be certain one can add a further one- bedroom dwelling to the
lot). We'd rather have you confirm you currently have adequate water supply to serve the new home, rather
than to learn late in construction that you must obtain water augmentation approval and have delays in the
project or in obtaining a Certificate of Occupancy.
Please read the Property Owner's Certificate of Compliance carefully and email back to me at your
convenience, cwirth @garfield-countv.com.
My direct contact information is provided below,
I look forward to hearing from you,
Colleen W¡rth
