4) WILDFIRE MITIGATION REOUIREMENTS: COMPLY WITH WILDFIRE MITIGATION AND DEFENSIBLE
SPACE REOUIREMENTS PER COLORADO STATE FOREST SERVICE AND LOCAL FIRE DISTRICT.
5) OPEN HOLE SOILS REPORT IS REOUIRED AT FOOTING INSPECTION 2,OOO PSF
6) ALL HIGH STRENGTH BOLTING AND FIELD WELDING REOUIRES SPECIAL INSPECTOR. PROVIDE
APPROVAL REPORT AT FRAMING INSPECTION.
7) THE BUILDING STRUCTURE HAS BEEN REVIEWED AS A PRIVATE USE DETACHED GARAGE SHOP ONLY
ACCESSORY TO THE FUTURE MAIN RESIDENCE. SEE ATTACHED COPY OF OWNER'S AGREEMENT
DATED 3.20-23 AND EMAIL CORRESPONDENCE DATED APRIL 5, 2023. ANY FUTURE CHANGE IN
BUILDING OCCUPANCY OR USE, WILL FIRST BE SUBJECT TO A NEW BUILDING PERMIT APPLICATION
AND REVIEW FOR COMPLIANCE WITH ZONING REGULATIONS, LAND USE & BUILDING CODES IN
EFFECT AT TIME OF FUTURE WORK.

GARFIELD COUNTY COMMUNITY DEVELOPMENT DEPARTMENT, ATTN: PLANS EXAMINER.
10) NO CONSTRUCTTON PARKTNG / STAGTNG AND/OR FUTURE VEHTCULAR PARKING OVER THE SEPTIC
TANK AND LEACH FIELD COMPONENTS. OWNER AND CONTRACTOR ARE CAUTIONED AND
ADVISED TO MITIGATE EGRESS AND TURN RADIUS FROM ALL SOUTH FACING VEHICULAR DOORS.

a. ACCESSORY STRUCTURE. A structure the use of whic.h is customarily accessory to
and incidental to that of the dwelling(s) and which is located on the same lof. Accessory
buildings other than approved accessory dwelling units are not allowed to have a shower or
a bath.
b, BUILDING PERMIT EXEMPT .A.GRICULTURAL BUILDING' A structure
designed and constructed to house farm implements, hay, grain, poultry, livestock or other
horticultural products. This structure shall rrotbe aplaæof employmentwhere agricultural
products âr'e processed, treated or packaged, nor shall it be a place used by the public. The
sole purpose of the building must be agriculturai. Excluded from this definition are
structures enclosing indoar riding arenas with an occupant load of 10 or more.
c. BUILDING. Building shall mean any one-and two-family dwelling or portion thereof,
including townhouses, that is used, or designed or intended to be used for human
habitation, for living, sleeping, cooking or eating purposss, or any combinatíon thereo{ and
shall includc accessory stmctures thereto.
d. BEDROOM. A room which is designed as a sleeping room, a loft, a mezzanine or a
room or area that can be used as a sleeping room and contains a closet.
e. CERTIF'ICATE OF OCCUPAFICY. A written notification from the building official
to the property owner that the work covered under the permit is complete and the permit is
closed.
f. DWELLING UNIT. A single unit providing complete, independent living facilities for
one or more persons, including permanent provisions for living, sleeping, eating, cooking
and sanitation, and having just one kitchen
g. FACTORY BUILT BUILDING. A building which is assembled in a facility
that has been approved by the State of Colorado, built to the building plumbing and
mechanical codes as adopted by the Colorado Division of Housing, with the wolk
performed at the facility inspected by and bearing the Colorado Division of Housing
identification label.
h. FIRE DEPARTMENT OF'F'ICIAL. The chief officer of any of the fire protection
districts within Garfield County, or the chief offrcer's authorized representative,

j. KITCHEN. A room or area that is designated to be used for the cooking and preparation
of food, which contains rne or more standard size kiæhen appliances or fixtures.

Hello Kevin and/or KimberlY Bogan,
I have been working with Katie, Tally Ho Construction as well as internal review discussions with
our Chief Building Official regarding your project scope'
ln progress are résubmissioñ of miséing structural details, which I hope lo review as soon as I
return to our main office in Glenwood Springs'
While Tally Ho has been cooperative to answer your building use questions, I think it would be
appropriat" tor Garfield County staff to correspond and receive building useconfirmations directly
froin Vou as the lot owners and future building occupants. Here are some of the lingering
questions and concerns for which we desire owner's input and feedback:
1. The two steel building structures list occupancy use s-2 storage type. we do have a copy of your signed
owner,s agreement dated March 20,2023 indicating spaces will be used for storage of automobiles or
personal possessions. The 2015 lnternational Building Code list of allowable uses in an S-2 storage building
is pretty extensive. Can you expound a little further on the intended "cold storage" use(s) and if any,
combustible or flammable materials will be stored there, and in what quantity?
-We curren¡y have no plans to have any flammable materials stored there. Both buildings will be used for cold
storage, ¡nsúlateo nut åt this time no heât. We are currently renting a leased building to store our snowmobiles,
rv, ¡eðps, toys, extra household items ect. We are planning to store our personal belongings here while we
build and save on rental expenses.
1. The resubmitted floor plan provided by.Tally Ho shows metal building storage but is "silent" or "mute" on any
future underground, rough-in or finished plumbing, mechanical and electrical work. As there is a
concurrent pãrmit application for an onsite wastewater treatment system (OWTS) that lists "garage" and
,,future uses", could you please explain a bit on what you plan for future plumbing finishes in the two
buildings? Will there be a future water closet and lavy, future eye washing station, future tub shower,
future residential bathroom fixtures? I would hate to see a floor slab poured that does not allow for your
future use needs (or otherwise causes you to demolish areas of poured slab). Trying to consider both near
term and longer term building needs, more information will be super helpful.
-To plan for future n"éds we are planning on roughing in plumbing in the slab of the wedgecor building for a
poråiot" future bathroom in the building.-We planto pull additional permitting for this iflwhen we are ready to
install. Electricalwill be pulled with theltate when we are ready to proceed with that portion. At this time it is
not necessary.
1. As you have signed the agreement to build a garage prior to building a residence. Are you intending this future
residentíal permit application to be submitted BEFORE OR AFTER the current planned construction is
complete and building final inspection obtained for the steel buildings? willany portion of the new
residential living space, be enclosed or envelope a portion of one or both of these two separate steel

structures? W¡ll the new resldence be structurally separate from the two steel buildings? lf separate
residential structure, approximately how far will the storage building (s) set from the future home site?
-Our plan is to construct both buildings and apply for permitting within a year of completion of construction. As
mentioned before we are currently renting space for our personal belongings. Once we complete the buildings
and move our storage, we plan to list our current house and then start the process for the house addition.
Whlle we have no set plans in place or solidified at this time, our vision is to connect or construct as close as
possible to access the house to thc proposed Sentincl building via side door. We understand this may require
additional englneering and will consult appropriately when we proceed with the house.
1. Tally Ho'has rep¡esented on,your behall these will be two "cold storage" structures? Will one or both. Structures be utilized äsrprivatg.future rqsidential garage space? Will any underground slab / exterior wall /
ceiling / roof insulatíon be installed as part of the current building permit scope BLRE-8011? Will any
drywall or interior non-bearing framing partitions be installed in one or either of the two "cold storage"
structures? lf so, please explain.
-The Sentinel building will be our primary garage once the residential space is built. Both buildings will be
insulated with R19 walls and R38 roof insulation. We have no plans for drywall or any framing partitions
installed,
I hope this helps. We are very Anxious at this time as our storage jumped to 25005 a month with new owner as of
January. I have two boys and we all have the same bad habits with toys and stuff. And apparently it's on me to store
their stuff as well. ,ä
