Re: 14 River View Place, Parachute CO
To Whom it May Concern:
We were asked by our client, Mr. Reymundo Ruiz, to inspect the framing at the residence
located at the address above. It was our understanding that the building department had
initially tried to inspect the framing, but noted so many variations from the original plan
set issued by our office (dated July 3, 2020) that they requested that our office come
inspect.
We inspected the framing on July 7, 202I and develop ed a 26 item punch list that ranged
from minor discrepancies to major construction issues. We re-inspected the project based
on the 2"d request by Mr. Ruiz on September L6,2021and systematically walked through
the itern by item list developed in July.
During the walkthrough we discovered that the list was not completely remediated and
that outstanding framing issues still existed.
A 3'd walkthrough occurred on October 21". The same 26 itempunch list was carefully
examined. Of the 26 item list, 4 were noted as being outstanding. They were:
1. The TBE connector clips referenced on note 4, sheet S4.0 were not installed at the
tirne my last inspection. Mr. Ruiz emailed me photos of the installed clips on Nov
2,2021. The issue is considered as resolved as of the writing of this letter.
2. Truss type T3 had a darnaged web that was repaired via plywood gusset installed
on both North and South faces of the truss. The contractor coordinated with the
truss manufàcturer (Teny from Overholt) to identiff the installed f,tx was
acceptable. The documentation from Overholt was reviewed this morning by my
office. The issue is considered as resolved as of the writÍng of this letter.
3. Exterior Porch Roof Column Support (South) need replaced with the right
mernber. This condition is still outstanding.
4. Exterior Porch Roof Support (North) needs to be added. This condition is still
outstanding.
Items 3 and 4 were noted as being exterior conditions. In light of this the owner asked if
he coulcl proceed with insulation on the building interior. From our perspective, this is
acceptable, but default the final decision to the governing building department.

Witlr the exception of items 3 and 4 above, we are excited to announce that the building
interior framing is in cornpliance with the plan set and clarifications issued by our office
for construction (July 3,2020).
