The covenants require dwellings 4,800 square feet or larger to have automatic fire sprinkler installed.Subsequently, Garfield County adopted the lnternational Fire Code (lFC) including Appendix B , "Fire Flow Requirements for Buildings". Since that adoption, ithas been the position of the Fire District that it is appropriate to use increased fire flow calculation areas allowed by Appendix B where the available fire flowshave been verified and where the Fire District has the ability to actually deliver the available fire flows.Fire flow calculation areas are based upon "FIRE AREAS" found in Section 202 of the lnternational Building Code.The oggregate floor area enclosed and bounded by fire walls, fire barriers, exterior walls or horizontal assemblies of a building. The purpose of limiting or prohibiting use of pesticides, herbicides, fertilizers, or firngicides on such ¡nrtion of the Lots abutting the River shall be to minimize the possible contamination from runoff of such chemicals into the River. Except as provided above, the use of ¡resticides ap'proved by tlre Design Rcvicw Committee shall b€ allowed th¡es times ænually for the control of weeds. Iri the errent that a dwelling unit or other Improvement consh¡cted upon a I¡t is 4,800 squåre feet or largcr, the Owner of such I¡t shalt be required to install a fire protection sprinkler system $'ithin such dwelling unit or Improvement. Such fire protection qprinkler system shall be approved by the Design Review Committee in agcorda¡rce ì¡'ith all applicable fi¡e codes and the terms and provisions heroof or shall bc i¡rstalled in compliance with Design Stendards prcviously çstablished by the Design Review Committæ 3,{l Socurlty Systems. All dwelling units located ulx}n e I¡t shall cont¡in sÈcurity syst€ms a¡ryroved by the Design Rcview Committcc in accordance with the terms and provisions hereof or shall be installed in compliance with Design Standards previously established by the Design Review Committee ('security Systems").
