I have your plan documents on my drafting table now and am in progress of writing the CONDITIONS to staple to your FIELD COPY. I notice you indicate "no garage" in comments and that you are utilizing the space historically shown as garage, as an existing private use shop and adjoining storage space. With the notations on the lower level, that reference the fire separation on walls and ceilings, may I trust the historic garage / house separation will be maintained? I believe you confirmed that your signed written responses, but I just wanted to stress the importance of keeping the fire- occupancy separation assembly in place, as that is what is affording you to comply with adopted Land Use & Development Codes square footage limitation lor a L,20O sq ft ADU. lf now or in the future, you were to eliminate the fire-separation assembly, then the square footage for the ADU would probably be increased to incorporate downstairs square footage. Let me know l'm still interpreting the building use(s) correctly.
