There are items that need to be addressed prior to considering issuance of the building permit and items that can be addressed after the issuance of the building permit. Please provide a response letter addressing each item listed in the "ltems to address prior to issuing a building permit". Response not required for the "Conditions to be addressed during construction" but please address if clarification is needed. Please provide 2 complete sets of corrected sheets, with clouded areas reflecting changes, for the resubmittal. 108 Eighth Street, Suite 401 Glenwood Springs, Colorado 81601 (970) e4s-82r2 Note: The lnternational Building Codes are the adopted and enforced codes within the county. Only the Standards that are specifically being referenced within the Building Codes are utilized With that said, only the specific sections of the standards that are being referenced are taken into consideration. For example, the entire NFPA 409 does not apply only the referenced sections do, as there are conflicts between the l-Codes and the NFPA 409 Standard. Corrections to address prior to issuinq a buildins permit: 1 The lnternational Fuel Gas Code references NFPA 409 regarding Mechanical lnstallations. The Boiler Room 112 is a concern. IBC and NFPA 409 indicates this room is not to have direct access from the aircraft storage area. The IBC has exceptions; if the room is accessed from the aircraft storage area a vestibule is required or raise all sources of ignition to eliminate the vestibule. Please address accordingly. (lBC 412.4.4, IFGC-305.1 1, NFPA 409-5.12.3.1) 2 Boiler Room 112is to be separated from the aircraft storage area by Z-hour fire barriers and 2-hour ceiling assembly. The plans are indicating oné-hour ratings. Please address accordingly. (lBC 412.4.4) 3 As the Boiler Room is to be constructed as 2-hour fire barriers. lf using one of the exceptions in IBC 412.4.4, Door 112 is to have 1 Tzhour fire-rating. Please address accordingly. (lBC Table 716.5) 4 How is the distance between hangers being addressed? IBC Section 412.4.1 requires 30'to lot lines or public way. lt appears the lease boundary would be considered the lot line for each individual hanger. IBC 705.3 address buildings on the same lot, requiring an imaginary line be proposed to separate these buildings. lt appears the code is requiring 30'to the lease boundary lines or 2-hour walls are required. Lease Parcel 1OFL, to the south, scales at27'to this new hanger. Please clearly show the lease boundary on the drawings and add fire-resistive walls accordingly. (lBC 412.4.1) 5 TheMezzanine is shown at approximately 928 square feet. The egress is shown as a ladder. This area does not comply for the utilization of a ladder for egress. Please see IBC sections 1011.14 forAlternating Tread Devices, section 1011.15 for Ships Ladders, and 101 1.16 for Ladders. Please address accordingly. Gonditions to be addressed durins construction: The approved plans are to be on-site for inspections. Sanitary facilities are required to be provided for workers. A list of required inspections will be attached to the plans. The State is to permit and approve the electrical work. https :i/www. co I orad o. sov/pacific/dora/D PO E lectrica I Pf u¡nþr nlPemllE Underground utility locates is the responsibility of the owner or contractor. 81 1 is the Colorado Utility Locate Hot Line. 108 Eighth Street, Suite 401 Glenwood Springs, Colorado 81601 (e70)e4s-8212 All backflow preventers are required to be tested and certified by a licensed backflow specialist after installation and prior to issuance of the Certificate of Occupancy. Separate Sign Permits are required for any external signs. Please contact the County Planner for the application. Electrical Code compliance will be determined based on field inspections performed by the State Electrical lnspector, (303) 869-3458. Please have the inspector sign the building card or provide written documentation of the inspections. The Electrical Code requires a separate Electrical Permit for low voltage fire alarms that has an alarm panel and send a notification to the Fire District when under alarm. A Rough-ln inspection with the State Electrical lnspector is required (303) 869-3458. Please have the inspector sign the building card or provide written documentation of the inspection. The fire sprinkler and alarm are required to be inspected and approved by the Local Fire Protection District. Please provide shop drawings to the Fire District for review and schedule the inspections accordingly. Please have the Fire Marshal sign the inspection card when the rough inspection is approved and when the final inspection is approved. Because it feeds the fire sprinkler system, the new water line supplying this building is to be inspected by the Fire Marshal along with the water district supplying the water prior to backfilling. This building is of Type llB constructions. Combustible materials are limited to IBC 603. Please provide special inspections reports to the Building Department as specified within the General Notes of the structural drawings. Geotechnical observation is required when the excavation is complete and written verification be supplied at footing inspection. The Deep Aggregate Piles contractor is to provide an engineer's analysis to the Structural engineer and Geotech Engineer for approval. A letter of compliance is to be submitted for the file from the engineer of record The soils report indicates the vapor retarder under the slab should NOT be polyethylene, the recommendation is to use extruded polyolefin plastic. The general notes on the structural drawings are specifying polyethylene. Please address accordingly. A Knox Box is required to be mounted adjacent to the front door. Please contact the Local Fire District for exact location. lf the fire sprinkler system requires a fire pump. Then the Utility Room that houses the pump will be required to be one-hour construction. (lBC Table 508.2.5) All accessible door hardware shall have a shape that is easy to grip, including pocket and sliding doors. (ANSI A117.1 - 404.2.6) The new sidewalk on the south side could be restricted by the gas meter. Please maintain 36" sidewalk in front of the meter. Call for an underground plumbing inspection of the sand/oil separator prior to backfilling. The location of the sand/oil separator could be a challenge to have it cleaned if a hanger is built next door, with a retaining wall, and dumpster enclosure in play. I personally don't know 108 Eighth Street, Suite 401 Glenwood Springs, Colorado 81601 (970)94s-8212 how close a vehicle will need to be to service the separator. Thought it was worth bringing up.
