ELECTRICAL FINAL APPROVAL IS REOUIRED FOR FINAL INSPECTION &
CERTI FICATE OF OCCUPANCY.
4) WILDFIRE MITIGATION RECOMMENDATIONS: SHOULD COMPLYWITH WILDFIRE
MITIGATION AND DEFENSIBLE SPACE REOUIREMENTS PER COLORADO STATE
FOREST SERVICE AND LOCAL FIRE DISTRICT. SEE GARFIELD COUNTY COMMUNIry
DEVELOPMENT WEBSITE FOR FURTHER INFORMATION.
5) pRE-ENctNEERED ROOF TRUSSES. HAVE ENGTNEERING FOR INSPECTOR ATTIME
OF FRAME INSPECTION.
ó) A LOT TMPROVEMENT CERTIFICATE SEALED BY A COLORADO LICENSED
SURVEYOR IS REOUIRED AT FOUNDATION INSPECTION TO VERIFY STRUCTURE -
INCLUDING PROPOSED ROOF OVERHANGS, DECKS AND OTHER PROJECTIONS -
IS IN COMPLIANCE WITH MINIMUM SETBACKS PURSUANT TO GARFIELD COUNTY
LAND USE DEVELOPMENT CODE (LUDC TABLE 3-201: REOUIRED 10 FT SIDE YARD
SETBACK APPLIES).
7) THE BUILDING STRUCTURE HAS BEEN REVIEWED AS A PRIVATE USE DETACHED
GARAGE SHOP ONLY ACCESSORY TO THE MAIN RESIDENCE. ANY FUTURE
CHANGE IN BUILDING OCCUPANCY OR USE, WILL FIRST BE SUBJECT TO A NEW
BUILDING PERMIT APPLICATION AND REVIEW FOR COMPLIANCE WITH ZONING
REGULATIONS, LAND USE & BUILDING CODES IN EFFECT AT TIME OF FUTURE
