RE: BLRE-06-23-8L82- BEACH res¡dence, L62 Blue Heron Dr, Lot 37 Hello Luke, Hope your summer is going well. l'm finishing up the review for Heather & Gary Beach in lronbridge and have just a couple of items: REQU ESTED CLARIFICATION: 1. I see a detail for "optional insulation" in the attached garage ceiling? Willthe garage be heated conditioned space? Or unheated space outside the proposed building thermal envelope? The garage is not heated conditioned space. We just provide the option to our customers, but they have not elected to take this option. 2. To be sure the plan check / building fees are accurate, what figures do you show for square ft: See above referencetl table frt¡nr Sheet A-]-. 2.a. Permit Application form states sq. ft. of building = 3,145. ls that 3,L45 overall gross total building area (including the attoched gorogel? No, does not include the garage. 2.b. Or is 3,145 sq ft intended to reflect "finished living spaces only" -- excluding garoge area? Correct. 2.c. Based upon the architectural and structural dimensional references I am showing a rough calculation for covered porch / deck = 96.22 sq ft. Does that sound correct? 102SF per Table on Sheet A-1 2.d. Based upon the architectural and structural dimensional references I am showing a rough calculation for uncovered porch or deck = 316.50 sq ft. Does that sound correct? 317SF per Table on Sheet A-1 2.e. Based upon architectural and structural dimensional references I show a crawl space calculation of 725 sq ft. Does that sound correct? This isnt referenced in the table, but I calculate 696 SF. I have attached the excel spreadsheet with my valuation calculation. 2.f. Based upon architectural and structural dimensions I show garage area at roughly 590 sq ft. Does that sound correct? 610SF per Table on Sheet A-1 2.f. When reading the Kumar & Associates report 2I-7-434 prepared back in June2O2L, James Parsons P.E. indicates the "future house plans for the site were not available, and it was assumed the home design would be for a one- or two- story home setting on a crowl spoce with garage slab. Given lronbridge phase lll recorded PLAT NOTE #2 specifies "basements shall be allowed only where safe, as determined by a qualified geotechnical engineer". lf the Geotechnical Engineer of Record is not already made abreast of IRONBRIDGE PLAT NOTE #2 and of the BEACH RESIDENTIAL basement layout -- then please do notify Kumar & Associates at your earliest convenience and make clear to them the forthcoming "OPEN HOLE SOILS REPORT" will need to include written acknowledgement by the Geotechnical Engineer of Record of the BEACH BASEMENT design and have them attest it is safe to build a basement at this lot location' ACTION NEEDED: Nothing further needed for plans examiner review and forthcoming release of the permit. However, acknowledgement of the basement design by Geotechnical Engineer is still needed in geotech's OPEN HOLE SOILS REPORT. I have discussed this with Kumar and they will address this in the Open Hole Soils Report. Courtesy copy of plat attached for your referral.
