Section 7-1001 Industrial Uses
The North Hangs Mine complies with all components of Section 7-1001 of the Garfield County
Land Development Code.
1. Residential Subdivisions
The North Hangs Mine is not located in or adjacent to any platted subdivision.
2. Setbacks
All activity on the North Hangs Mine is at least 100 feet from adjacent residential property lines.
3. Concealing and Screening
Almost all storage, fabrication, service, and repair operations on the North Hangs Mine will be
screened by trees and distance from neighboring properties. Stockpiles will be screened as
much as possible due to physical limits of the site. Topsoil storage will take place in stockpiles
and/or berms along the site perimeter, and while those will be visible, they will be vegetated and
landscaped to blend into the environment.
4. Storing
All materials will be stored in a manner that prevents their off-property transfer by forseeable
natural cause or force. This includes watering of material stockpiles, vegetation of long term
topsoil stockpiles, and de-peaking of piles as needed. Mine Safety and Health Administration
(MSHA) regulations will be followed for all storage onsite. No storage will be within 100 feet of a
property line. Petroleum products will be stored in accordance with EPA rules and the SPCC
plan for the site.
5. Industrial Wastes
No industrial wastes will be produced onsite.
6. Noise
North Hangs Mine operations will operate within state noise limits.

7. Ground Vibration
Operations at the North Hangs Mine will not produce ground vibration that is perceptible without
instruments at the property line. Sand and gravel mining will not involve blasting and vibrations
associated with processing plants are perceived only as sound.
8. Hours of Operation
Hours of operation at the North Hangs Mine will be limited to Monday thru Saturday, 7am to 7
pm.
9. Interference, Nuisance, or Hazard
The North Hangs Mine will be operated in a manner so that it does not emit heat, glare,
radiation, or fumes that substantially interfere with the existing use of adjoining property or that
constitutes a public nuisance or hazard.
