Following up to confirm your email response and attachments are received.
I have been collaborating with the Planning Team on stream setback.
Glenn Hartmann is in process of completing some research or analysis on floodplain, in capacity of the Floodplain
Manager and our lnterim Community Development Director.
Appreciate your continued patience, I will formally respond on review status as soon as I hear from Glenn.
ln terms of building code items, I have no further quest¡ons on geotechnical engineers report.
As Garfield County recently adopted the 20L8 IECC, I do want to alert you to new fenestration U-factors.
Garfield County is in Climate Zone 58, the fenestration U-factor is now -0.30 (or less).
Please share this information with the general contractor and anyone responsible for supplying the window / door
package for the property.

Hello Kurt and Chris,
l'm starting review of the Svedberg Remodel on JB Court near Glenwood Springs and have questions on project scope
QUESTIONS:
1. Please confirm, all proposed construction is contained and otherwise limited to the main residential home?
True? Correct
2. Please confirm, no remodeling or alterations, nor window or deck replacements are contemplated under this
permit to the detached cabin structure? True? Correct.
3. Please confirm, no remodeling or alterations or repairs will take place in other m¡sc detached garages, shed and
detached wood deck space(s)? Correct? Correct.
4. What is the main home's approximate site elevation measured in feet above sea level? 5800. I looked at the
GIS maps, so not exact - but very close. I asked Tuttle, but he has not gotten backto me yet.
5. Evolve Sheet S0.0L references Kumar & Associates geotechnical report 22-7-424 dated September 7,2O22.

6. Will the overall residential finished living space sq. ft. stay the same? Yes.
7. Please confirm, proposed scope of work is: "new windows/ new plan changes / new stairwell / new exterior
wood dcck with 2 ncw columns / ncw cxtcrior patio?
8. Will the new stairwell no and new exterior wood deck yes project farther west into the 35 ft stream setback of
Canyon Creek? One corner of the house is already in the 35'setback, (built before there were setbacks)
and one of the new columns would be in setback as well - needs to be in this location to be able to
walk around corner / between house and column / r-rnder the deck above. lf an issue, could we do an
admin mod / variance to allow the one column?
9. Do portions of the main and upper level remodel protrude into the stream setback? A corner of the existing
house is currently within the 35' setback, and one of the new West side columns (outside of Rec. /
Bonurs room) wourld also be in the setback for the wood deck support.
10. Tuttle Surveyors rendering shows a L0 inch brick wall to the west of the existing main residence at the rive/s
edge? ls this an existing brick wall? Yes. Will it remain untouched? Yes.
11. Will the general contractor / property owner install SILT FENCING for erosion control to limit construction
impact(s), if any, to Canyon Creek? Yes, can do.

12. As the work scope includes "new windows", is there a separate WINDOW DOOR SCHEDULE to be included in
the application materials? lf so, what window / door fenestration U-Factors will be used? U factors are .32 -
Schedule attached below.
13. W¡ll the remodel work scope include any replacement of building heating, cooling or ventilation equipment? lf
so, please expound on equipment type and location, and describe via email. No. Owners replaced their
furnace a year ago, so no change to the existing HVAC system
At the present, no plan corrections to submitted architectural and structural sheets are requested nor
