I would recommend the following language (option L or 2l or something similar be added to their permit. Option 1 Note: While, current FEMA Floodplain Mapping has not been printed for your property, your proximity to Canyon Creek warrants careful consideration of flooding issues. lf your proposed building permit meets or exceeds the definition of Substantial lmprovement (reconstruction or repair that exceed s 5Ùo/o of the market value of the structure - see Article 15 Definition of the Land Use and Development Code for additional details)a floodplain development permit would likely be required. The County Floodplain Development Permit would include a site-specific floodplain analysis to delineate the location of the L00-year floodplain on your property and compliance with applicable mitigation requirements pursuant to the County Land Use and Development Code. Option 2 Note: Please provide confirmation from a qualified professional that your proposed remodel will not constitute a Substantial lmprovement pursuant to Article 15 Definitions in the Land Use and Development Code (i.e. will not exceed 5O% of the market value of the structure). However, if it does meet the definition of a Substantial lmprovement, additionalfloodplain information/analysis and possible Floodplain Development Permitting will be required including mitigation and compliance with Standards in Section 3-301 of the Land Use and Development Code.. l'm leaning toward option 2.
