Dear Mr. Rawley:
This letter is sent to you as the authorized representative for the application FPAA-09-2L'
8860, St Finnbar Farm Amended Final Plat of Lot 12. The application requested amendments
to the ìot's building envelope. The property is located at 12 St Finnbar Farm Rd, Carbondale
Co in Section 31, Township 7, Range 87. The property is further described in the St. Finnbar
Farm Subdivision plat at Reception #57473L with Garfield County Clerk and Recorder's
office. The Application has been reviewed in accordance with the Amended Final Plat and
Administrative Review procedures contained in the Land Use and Development Code as
amended. Said provisions require a decision by the Director of the Community Development
Department on whether to approve, approve with conditions, or deny the request.
The Director's Decision is hereby issued approving your Application with a finding that the
Applicant has completed all public notice requirements and that subject to compliance with
conditions of approval the Amended Final Plat of Lot !2 of St. Finnbar Farm Subdivision,
meets the requirements and standards of the Garfield County Land Use and Development
Code including the Amended Plat Review Criteria contained in Section 5-305. The approval
is subject to the following conditions of approval.
L. That all representations contained in the Application submittals shall be conditions
of approval, unless specifically amended or modified by the conditions contained
herein.
2. Final edits to the proposed pla! including plat notes, certificates, and title, shall be
submitted to the County for review and acceptance prior to submission for execution
and recording.
3. Prior to the submittal of the Final Plat for execution and recording, all plat notes from
the St. Finnbar Farm Subdivision's plat at Reception #57473t with the Garfield
County Clerk and Recorder's Office will be included on the final plat or the final plat
shall include a plat note stating "All plat notes found on the St. Finnbar Farm
Subdivision Plat at Reception #57 473I remain in effect on this plat"
4. Prior to the submittal of the Final Plat for execution and recording, the Final Plat shall
be updated to meet the requirements Section 5-402.F Final PIat including:
a. Removal of improvements not required by the Section 5-402 Final PIat.

b. lncludc any floodpiains or wctlands plcviously mapped by the St. Finnbar
Subdivision.
c. Include all certificaLes, notices, and sLaLenreuLs as lequit'er.l.
d. Shall adjust all property lines to correspond to those on the exisLing plaL or
provide information related to the technicaì correction of previous errors,
5. Pl'ior to the submittal of the Final Plat for execution and recording, documentation of
no impacts on thc ditch or dcsigns rnitigating impacts on the ditch will be submitted.
If the ditch is to be abandoned, a letter from the ditch operator document the ditch's
aba*donment shall l¡e submitted and tkre ditch shall be removed from the Final Plat.
a. Any ditch and associated easements still in existence shall be included on the
Final PIat in accordance with Section 7-201.8.
The Land Use and Der,,elopment Code requires notification to the Board of County
Commissioners for their review and potential call-up of the Director's Decision. The Board
review is for a period of 10 calendar days commencing on the date of the Director's Decision.
You may request the decision be called up to the Board during this period. The call-up period
shall expire on Novembel' 2Sth. The Amended Final Plat will be scheduled on the Board of

necessary signatures. Please note that you will have 90 days from the date of approval to

This letter is sent to you as the authorized representative for the application GAPA-09-21'-
8861, Lot 72 of St. Finnbar Farm Subdivision Secondary Dwelling Unit The application
requested a Land Use Change permit to allow a Secondary Dwelling UniL. The pruperty is
locãted at 12 St. Finnbar Farm Rd, Carbondale Co in Section 3L, Township 7, Range 87. The
property is further described in the SL Finnbar Farm Subdivision plat at Reception #57473'J'

accordance with the Administrative Review procedures contained in the Land Use and
Development Cocle as amended. Said provisions require a decision by the Director of the
Community Development Department on whether to approve, approve with conditions, or
deny the request.
The Director's Decision is based on the following findings:

2. Consideration of the Application was extensive and complete, that all pertinent facts,
matters, and issues were submitted and that all interested parties were given the
opportunity to provide input prior to the Director's Decision,
3. The Application complies with the requirements of Section 4-103 Admínistrative
Review.
4. That, for the above stated and other reasons, the proposed White/Nydahl Secondaty
Dwelling Unit Administrative Review Application for a Secondaty Dwelling Unit is in
the best interest of the health, safety, convenience, order, prosperity, and welfare of
the citizens of Garfield CountY'
S. That, with adoption of conditions, the application is in general conformance with the
2 030 Comprehensive Plan.
6. Subject to compliance with all included Conditions of Approval and approval of
submitted waiver requests, the application complies with the Garfield County Land
Use and Development Code, as amended,

3. Prior to issuance of the Land Use Change Permil the applicant will provide pump test
results and water quality tests in ftilfillment of Sectian +203.M Water Supply and
Disfriåuilon Plan.
4. Prior to issuance of the Land Use Change Permit, the applicant will provide a will-
serve letter from the sewer selice provider indicating their capacity to serve both
residential uses or similar documentation.
5. A grading and drainage plan that fi¡lfills PIat Note L4 of the St. Finnbar Farm
Subdivision's plat at Reception #57473L will be submitted at the time of building
permit.
6. The Applicant shali work with the County Vegetation Manager or the local
Conservation District to provide a weed map and/or inventory of the site, and a
management plan for any inventoried noxious weeds. The plan and timing for
LreuLmenl shall bc subfect to approval by the Coun$Vegêtatlon Manager.
7. The proposed office/woodshop/SÐU shall rneet all building code requirements for
flre separation andfor life safety at the time of building permit
The Land Use and Development Code requires notification to the Board of County
Commissioners for their review and potential call-up of the Director's Decision. The Board
review is for a period of L0 calendar days commencing on the date of the Director's Decision.
