Subject: Response to August 28,2023, Building Permit Review Comments/Questions Ms. Wirth, This response is accompanied by the 24x36 architectural drawing set dated, 10-30-23 noted as Delta L Plan Check Corrections. My specific response to your comments/questions are as follows: CORRECTION #1: Resubmit corrected architectural plan sheets 41.0, A2.1 , A2.2, A4.1, A4.2, A4.3,44.4 along with an energy compliance detail sheet with written details included as specified below (Please cloud all updated changes and be sure to express the chosen energy compliance path for this pafticular job site, the plans examiner will not assume the chosen method for you): The architectural drawing sef has been clouded and noted as Delta 1, Plan Check Corrections dated 10-30-23. An Energy Compliance Detail Sfieef (Sht. A5.1) has been $ { \ s ñ / (/ submitted. The project is identified on Sheet A1.0 as satisfyíng the EICC as a Prescriptive Method Compliance. COMMENT QUESTION #2: A whole-house ventilation system will be required for the home. Sheets A2.1 and A2.2 reÍerence a whole-house ventilation system, please provide further detail on the installation: will it be supply only, exhaust only, or combination ventilation system? Please provide further detail including type and location of whole-house vent system. Please review Sheet A2.2, a Combination Ventilation System is required to satisfy this requirement, COMMENT QUESTION #3: A mechanical room is shown on the entry floor level (A2.2) of the residential interior space. Will any other mechanical appliances or equipment be placed inside the mechanical room besides the water heater and forced air unit? Please review Sheef A2.2, Mechanical Equipmenf lVofes have been provided to satisfy this requirement. COMMENT QUESTION #4: Studying A1.1 Site Diagram, the sewer man hole elevation is several feet above level of the walk-out basement bath fixtures. Will a sump pump and sump pit be installed, including plumbing vents to properly vent the assembly (2015 IRC Section P3007)? Will the plumber install backwater value to protect from sewage backflow (2015 IRC Section P3008). Please confirm pump and pit location proposed. Airing on the side of caution here - as general contractor and plumber of record are unknown - we want to ensure you are adequately prepared prior to underground plumbing, rough plumbing and basement slab pour. Responses will also help me appropriately "redline" the FIELD COPY for Garfield County Building lnspector and Contractor . Please review Sheet A2.1, Sewage Ejection Pump Nofes have been provided to satisfy this requirement. COMMENT #5: As fireplaces are to be specified by owner and limited information has been provided in the submittal, I have attached a PDF of the recorded plat, and more specifically , a screen shot of NOTES 11 & 12. Hope this aids in final selection of the appliances.
