The N. side of the main roof went from a 9/L2to an 8/I2, and the S. side of main roof went from a LI/L2to a tO/L2. The shingle roof over the Garage went from a 9/t2 to a 8/t2. We kept the upper level plates the same, as lowering the roof with existing slopes would cut into our headroom / window header clearances. Spoke with the engineer, and he said that it does not change his design / details as the spans / loads remain the same. The ADU / Garage did not change. The affected drawings are attached below, and I have sent them to the printer for 2 full size drawings, which I will drop off later today. Staff is in agreement the PUD Guide is "silent" on the maximum allowed building height within the Stirling Ranch R/SF Residential/ Single Family zone district. Staff further agrees, wherever the PUD GUIDE does not clearly address a specific subject, the provisions of the Garfield County Zoning Resolution, or regulations of Garfield County shall prevail. As such and in accordance with Article 15 and the currently adopted Land Use Development Code (LUDC), we interpret a maximum allowable height at 25 feet. The submitted building application form indicates building height measures at 25 feet 4 inches. After staff reviewing contour data, site plan and building elevations by the architect, we are concerned the proposed design is maxing out building height and, the resulting building mov not comply with zoning height limitations. We hope to avoid proceeding with construction and then learn from a height survey ( prepared at framing inspection) that the as-built construction exceeds building height limitations. ln lieu of asking the building structure and roof shape be redesigned, we request the Architect of Record to supply supplemental documentation demonstrating how average natural grade to the midpoint will not exceed 25 ft. Please include your numeric value data and calculations used to determine the average natural grade elevation point.
