DESCRIPTION All descriptions of the structure are based on observation from Silver Mountain Drive. The front of the home is assumed to face South West for the purpose ofthis report. This structure is a 2-story single-family home reportedly originally built in 2005. The exterior is wood batten siding. The roof is an asphalt shingle gable design. Gutters and downspouts were observed. No foundation or as-built construction drawings were available for review for this project. No soils testing was available for this report. ANALYSIS The homeowner has requested stabilization and lift for the structure. The garage area is concrete slab on grade.The main structure is built over a crawlspace with foundation footer and stem walls. There are two steel wide flange beams running from the front to rear of the structure. These beams are bearing on beam pockets in the stem wall on both ends of the beam. No adjustable steel jacks are supporting wide flange beam load. The crawlspace has a vapor banier and insulation on the inside of the foundation stem wall limiting visibility. STRUCTURALEVALUATION DESIGN COMMI JNITY ASSOCIAÎON SFRVICFS @ Seismic activity is not considered a factor in respect to this project. 360'maximum frost depth is assumed for this location. The water table is typically approx. 15-35 ft. Shallow or perched water can exist seasonally especially if poor drainage occurs close to the structure foundation. Proper grading of the soils around the perimeter of the home and moving water away from the foundation is important with any home: o The homeowner should maintain a positive drainage slope away from the structure for 360 degrees around the structure -6" minimum slope every l0 ft. o The perimeter within 4 feet lateral distance from the structure shall not be subject to irrigation, either lawn sprinkler spray heads or drip systems. o Gutters and downspouts to be intact and move water at least I ft. away from foundation. o Cracks in foundation walls should be sealed by installing high- strengfh low-shrinkage grout material or equiv. PROJECT SCOPE Install 33 Supportworks 288 push piers to stabilize the foundation walls. The pier spacing varies and spacing shown on the Design Drawing should be maintained. 4'-0" pier spacing is shown at the beam pockets. The installer will need to locate the steel support beams in the field. If cracking at the beam pocket location is observed by the installer after excavation, contact engineer for instruction on installing a new beam between piers to span the foundation crack. Utility locates are recommended to minimíze the risk of any conflicts. Multiple piers should be lifted simultaneously to minimize the potential for breakage of the concrete foundation. Please see enclosed drawing #FR-2023-196 I thru 2 for design details associated with this project. CONCLUSION AND LIMITATIONS This report is valid only for the address and the project scope listed, by the client listed above. The observations described in this document are valid for the date of the observation and have been made under the conditions noted in the report. Use by any other entity or for any other purpose is prohibitecl, without the express, written consent ofthe undersigned engineer. This report is based on published and anecdotal information;variations from the anticipated soil profrles may be encountered; contact the engineer immediately if they are discovered. This report does not cover geological hazards, such as slope süability or landslide.
