Reading through the submitted blueprints and details, it is not clear what ENERGY COMPLIANCE PATH is chosen for this home design? lf you are intending to design the home using 2015 IECC Table R402.1..2 and the PRESCRIPTIVE PATH, we would like to obtain that statement in writing. lf you are intending to design the home using 2015 IECC and RESCheck software Table R4A2.L.4. PRESCRIPTIVE PATH, we would like to obta¡n that statement in writing along with the accompanying RESCheck Report(s). lf you are intending to design the home using 2015 IECC and PERFORMANCE PATH with ERI index software or a HERSRater, we will need that statement in writing along with the HERSRater report. Plans must clearly state the chosen energy path, so that it is clear to building inspectors, as well as the owner builder and their window, door, insulation suppliers when at the job site. 2.itectural Sheet A1.0 Building Code Analysis lists the 2015 IECC and 20L5 IGCC, however Garfield County has adopted the 2018 lnternational Energy Conservation Code (IECC) and does not enforce nor has adopted any sections of the 2015 lnternational Green Construction Code. We ask Sheet 4L.0 be resubmitted referencing the currently adopted 2018 lnternational Energy Conservation Code (IECC), and recommend further referencing the job site in Garfield County is located in CLIMATE ZONE 58. When the septic engineer was preparing the design for the onsite wastewater treatment system, did they also perform a preliminary test observations for the proposed building foundation location? No preliminary soils investigation report by a geotechnical engineer was included in the building application materials, if there is an available report we'd like to read a copy of the findings and scan it into the building file record. A requirement of the building ans examination process is receiving copy of a MANUAL J REPORT for the specific job site. SITE PLAN sheet f. indicates the home site will be at an approximate elevation between 6,730 and 6,740 ft in elevation. Sites less than 7,000 ft in elevation must have a WINTER DESIGN TEMPERATURE of MINUS 2 degrees. The MANUAL J REPORT is required to be submitted along with any other corrected plan sheets BEFORE the building permit can be issued. The MANUAL J REPORT must list the correct owner name, correct lot location or job site address, the actual site elevation data, and correct WINTER DESIGN temperature. Please work with your chosen mechanical equipment supplier to prepare a MANUAL J REPORT. Please proofread the completed MANUAL J REPORT to verify all information is correct before submitting to our offices. lncorrect information in the remitted MANUAL J REPORT will not be accepted, and will pose further delays in the review process. REOUESTE D ACTION: Please resubmit (2) full size paper copies of any REVISED blueprint sheets along with (2) paper copies of any and all requested reports to the Garfield County Community Development Department front desk. Walk-in customers are welcome to visit us between 8:30 am - 4:00 pm weekdays. Garfield County will be closed on December 22, December 25 and January L to observe the holiday season.
