The electronic data should be checked by lhe addressee against stamped and signed documenls' CTLITHOMPSON February 13,2024 Thrive Design 3491 West Amherst Avenue Denver, Colorado 80236 Attention: Mr. David Ortiz, Owner / Designer Subject:Crawlspace / Basement Common Wall Bearing & Deck Lateral Ties 55 River Park Lane Lot F3, Aspen Glen Subdivision, Garfield Gounty, Colorado Project No.: DN51 835.000-L1 As requested, we reviewed the struc'tural plans for the house (Project No. DN51835.000, dated April 21 , 2023, revised January 12, 2024) and photos of the crawlspace / basement common wall that were e-mailed to uS January 18,2024- The purpose of our review was to provide an opinion about the adequacy of the bearing of the frame wall and recommendations for an alternative deck lateral tie. For description purposes, the house is assumed to face east. ffi Foundsd in At the crawlspace / basement common wall, the frame wall overhangs the crawlspace side of the foundation wall. lt is our understanding that the overhang is about 3- 1/2" at the south end of the wall and the frame wall is flush with the foundation toward the north end. To provide additional support for the wall, an approximate 30 ft long L4'x4"x114" steel angle was attached to the south end of the foundation wall with 112" diameter wedge anchors with an embedment of about 5", spaced at about 48" on center. A2x'i'0 was used for the sill plate of the frame wall and full width studs were use of the frame wall. lt is our opinion that the crawlspace / basement fiame wall has adequate bearing to support the design loads. At the rear deck, the structural plans recommend using (2) USP DTB-TZ or (2) Simpson DTT2Z deck tension ties for lateral support. As an alternative, it is our opinion that (4) Simpson DTT1Z deck tensions ties may be used.
