I am reviewing building plans for remodel at CardiffTownsite parcel.
Below is a list of corrections to address before the building permit is issued:
CORRECTIONS
1. Comment: We need to understand how fire separation will occur between the residential units:
1.a. Supply listed L-hour, horizontal assembly detail between first and second floors.
1.b. All penetrations shall be fire-stopped with appropriate fire-stopping materials. Provide detail.
1.c. Duct work serving both unit(s)will require fire-dampers. Provide detail.
We suggest running all duct work below the fire-rated lid assembly.
More information on location(s) of the existing/ proposed mechanical ducting will be helpful.
1.d. Where incandescent lighting is installed, shall be listed for one-hour assemblies (or to be
tented). Please confirm detail as able.
2. Comment: We need to understand how new construction will be insulated and how the thermal
envelope will be treated in'areas of new construction.
2.a. Supply floor, wall, ceiling cross section detail. lnclude type of insulation material, and R-values for
new construction.
2.b. Where new exterior windows / doors are installed, provide U-factors.
3. Comment: Minimaltub / shower fixture information appears on new floor plans. Are we correct in
presuming upper floor bathroom (served by interior door "M")will include an area for showering and /
or bathing?
REQUESTION ACTION:
Please resubmit (2) sets of corrected plan sheets or details to the Garfield County Community Development
Department front desk.
Our office is open to walk-in customers between 8:30 am - 4:00 pm weekdays.
Please submit requested corrections by plans examiner when available.
Attached is a cover sheet to include with resubmitted details.
My contact information is also provided below should you have questions or concerns. As I am scheduled out
of the office between May 28 (noon time)and April5, I have cc: copied John Plano, Chief Building Official, and
Teresa Bianco, Permit Technician, should you need assistance during my absence. Thanks for your care and

We are currently on spring break travels outside of the valley but i wanted to address your concerns as quickly as
possible. Below are answers to your questions and also 2 attachments to further illustrate our plan. We return to the
Valley next week and can drop off additional plans if needed to the building department then. Thank you.

CORRECTIONS:
1. Comment: We need to understand how fire separation will occur between the residential units
1.a. Supply listed 1-hour, horizontal assembly detail between first and second floors.
-Fire blocking will be provided on lower levelwalls. Ceilings between will receive 2 layers of 5/8" Type
X gypsum board.
1.b. All penetrations shall be fire-stopped with appropriate fire-stopping materials. Provide detail.
-We have designed the space to have the least amount of penetrations between units. Small
penetrations will be sealed with 3M Fire Barrier Sealant CP2SWB+ (4hr Fire Rated)
1.c. Duct work serving both unit(s) will require fire-dampers. Provide detail.
-Once again minimal penetrations. Upstairs heating will be radiant baseboard, provided by the boiler
in the first floor mechanical room. All Pex tubing penetrations will be sealed with 3M Fire Barrier
Sealant CP25WB+
We suggest running all duct work below the fire-rated lid assembly
More information on location(s) of the existing / proposed mechanical ducting will be helpful.
-As mentioned above Heating will be provided by 1st floor Boiler, Air conditioning will be Mini-Split
unit servicing only the ADU. We also will be installing a Circuit Breaker Panel in the 2nd floor that will
provide power to the 2nd floor, so there will only be one main feed wire to that panel that penetrates
from the 1st floor.

-Where Can Lighting will be used we are using Fire Rated Cans. The majority of the lighting will be
LED lighting installed below fire rated drywall barrier.

envelope will be treated in areas of new construction.
-New Construction walls will receive 2" of spray foam along with Batts to achieve R27, Roof structure
will receive 4" of foam to achieve R49, All insulation will be performed by Mountain High lnsulation.

Include type of insulation material, and R-values
2.b. Where new exterior windows / doors are installed, provide U-factors
-Allwindows and doors will be replaced using Brand new Pella windows ordered from Builders First
Source. Attached below are window specs including U-factors.
3. Comment: Minimal tub / shower fixture information appears on new floor plans. Are we
correct in presuming upper floor bathroom (served by interior door "M") will include an area for
showering and / or bathing?
-Yes, Upper Floor bathroom will have a tub/shower
