I am looking ahead in my review queue at building permit applications (including yoursl to be
reviewed the week of April 8.
l'm reaching out now to allow some time to gather information to include in the plan set.
Before I formally start the code compliance review, I will need a few things answered:
REQUESTED ITEMS FOR REVIEW:
t. How will the laundry room be heated?
1.a. electric heat mat?
L.b. new hydronic heat loop fastened to the crawl space floor system below?
1.c. electric baseboard heat?
1.d. hydronic baseboard heat?
2. Where new windows / doors are added in the addition, what energy U-factors are you
selecting to install?
3. How will the new mud / laundry room be insulated?
3.a. Supply a building cross section showing floor / walU ceiling assembly
3.b. Specify type of insulation material, and R-Values
4. The new side-hinged door to building exterior covered patio, appears to be served by
two steps.
This subject door also appears to be the only side-hinged door serving the residential
home.
Please confirm the new main exit door will comply with 20LS lRC Section R311.2 Egress
Door and R311.3 Floors and Landings at exterior doors.
Where applicable, eliminate 2 stair risers and provide compliant door landing.

MEANS OF EGRESS
R311.1 Means of egress. Dwellings shall be provicled with a

vertical and horizontal egress travel fi'om all portions of the

The clear heiglrt of the door opening shall be not less than 78
inches (1981 nun) in heiglrt measuled fi'om the top of the
tlueshold to the bottour of the stop. Other doors slrall not be
required to courply with these uriniurrun dimensions. Egress
doors shall be readily openable frour inside the drryelling with-
out the trse of a key or special lurowledge or effort.
R311.3 Floors antl landings at exterior doors. There shall
be a landing or floor on each side of each exterior cloor. The
width of each landing shall tre not less than the door served.
Every lancling shall have a climension of not less than 36

slope at exterior landings shall not exceed 1/* unit verlical in

Exception: Exterior balconies less than 60 square feet (5.6
m2) and only accessible fiour a door are pennitted to have
a landing less than 36 inches {914 nun) meastued in the
dilection of travel.
