There are items that need to be addressed prior to considering issuance of the building permit and items that can be addressed after the issuance of the building permit. Please provide a response letter addressing each item listed in the "ltems to address prior to issuing a building permit". Response not required for the "Conditions to be addressed during construction" but please address if clarification is needed. Re: A0.3 Rev 1. - Vfihe Town of Carbondale provides the sewer treatment for this facility. The Town is requiring the mop sinks be run thru the/a grease interceptor. Please research the site and show on the drawings how the mop sinks can be routed to the interceptor. (lPC 1003.1 ) Re: P1-2, Rev 1 and P1-3, Rev 1. Please provide the soils report referenced in the Structural Design Criteria. Kumar # 23-7- 227. Soils report attached in e-mail. r4f The architectural and plumbing drawings are indicating a sump pit in the elevator pit. The structural drawings do not have a detail for the sump pit. NWCCOG typically requires a sump/ejection pit. Please address accordingly. Re: S2.1 Rev 1. \5 The Site Plan is not indicating the hardscape. lt's difficult to verify that there is concrete/paving outside the new exit door from the Laundry Stair. Please verify compliance with exit discharge compliance. (lBC 1028) 4'-0" x 4'-0" x 4" concrete slab at grade. See: note 9 on 46.7. 9{ The door hardware is not indicated on the door schedule, there is a note that all hardware be ADA Compliant. Several doors will require panic hardware. Please indicate on the door schedule the doors that will require panic hardware. (lBC 1010.1 .10) Panic hardware shown on Door Schedule, Sheets A7.1 and A7.2, Rev 1 , \f Please provide verification the re-used windows and skylights comply with the adopted 2018 IECC code. Re: Skylights: (2)existing clear, double wall acrylic skylights to be relocated to openings in new second floor roof. Per manufacturer's data: U-value = 0.48 (U-value = 0.50 required > OK) and SHGC = 0.76 (SHGC = 0.40 required, not met). Re: Relocated windows: The stamp on the windows says PELLA INC / ICMA@ /INSULSHIELD/GIG 2-2-08 We have not been able to verify the U-value. \€r Please verify that the relocated make-up air unit for the kitchen is 10' from the existing flue pipe. (lMC 401.4) Re: note 9 Sheet M1-3 Rev 1. ,d ,r{ 6 Sheet A2.4 is indicating to replace exhaust fan EF-3. The mechanical drawings are not indicating a new fan in this location. Please coordinate. Re: Sheet M1-3 Rev 1. Exhaust fan KH-1 is a Type t hood. Typically, it requires welded duct, clearances to combustibles, fire wrap, make-up air, etc. I appreciate that it is being proposed with fire suppression, please provide a description of how it will be used for consideration. (lMC 507.1.2) We are using a residential type hood. Re: Sheet A8.4 Rev 1 and M3-1. (lBC 1008.3.2 and 1013) Re: Sheet Light - 100 Lower Level Lighting Plan drawing added. Also Light-000 for drawing list. The Fire Wall to separate the apartment from the rest of the building requires the exterior walls on Grid Line 3.7 and Grid Line 5 to be one-hour fire-resistive 4' on each side of the Fire Wall. These existing walls will require updating to obtain the required fire rating. The wall on Grid 5 indicates a W3 wall, which is non-rated. Please clearly show on the floor plans the fire-resistive exterior walls on the two grid lines. Re: Sheet A2.1 Rev 1. Associated details 3, 4 and 5 on Sheet A5.2 still pertain. @ There is a window shown in the exterior wall within 4' of the Fire Wall on Grid Line 5, currently in Pantry 138. This window is required to have To hour protection. Please address accordingly. (lBC 706.5.1 ) This window noted for removal on D2.1 . See: note 10 on A2.1 Rev 1 referencing infill assembly on 51A5.2 Jl The area calculations are not including the Student Strength and Conditioning Center nor the Climbing Gym.A Fire Wall on Grid Line C between Grid lines 1-2 would be required to treat this area as a separate building. Please detail this wall and show how the existing walls and roof will be re-constructed for compliance. (lBC 706) Re: A0.2 Rev 1. Detail 1 shows existing 2-hour fire wall between Bar Fork Campus Center and the Strength and Conditioning Center. This detailwas taken from record permit drawings provided by CRMS. Conditions to be addressed during construction: The approved plans are to be on-site for inspections. Sanitary facilities are required to be provided for workers A list of required inspections will be attached to the plans. The State is to permit and approve the electrical work. https://www. colo rado. gov/pa cific/dora/DPO Electrical Plumbino Permits Underground utility locates is the responsibility of the owner or contractor. 811 is the Colorado Utility Locate Hot Line. Northwest Colorado Council of Governments (NWCCOG) permits and performs inspections on elevators. All inspections will need to be performed and approved by NWCCOG prior to any occupancy of the building. I have attached a handout from NWCCOG for your reference. Separate Sign Permits are required for any external signs. Please contact the County ComDev. Dept. for the application. 108 Eighth Street, Suite 401 Glenwood Springs, Colorado 81601 (e70) e4s-82r2 Electrical Code compliance will be determined based on field inspections performed by the State Electrical lnspector, (303) 869-3458. Please have the inspector sign the building card or provide written documentation of the inspections. The Electrical Code requires a separate Electrical Permit for low voltage fire alarms that has an alarm panel and send a notification to the Fire District when under alarm. A Rough-ln inspection with the State Electrical lnspector is required (303) 869-3458. Please have the inspector sign the building card or provide written documentation of the inspection. The fire sprinkler and alarm are also required to be inspected and approved by the Local Fire Protection District. Please provide shop drawings to the Fire District for review and schedule the inspections accordingly. Please have the Fire Marshal sign the inspection card when the rough inspection is approved and when the final inspection is approved. Any water supply that feeds a fire suppression system is to be inspected by the Fire Marshal for that Fire District prior to backfilling. The storage room under Main Stair 106 is required to be of one-hour construction. Re: Sheet 46.4 for 1-hr. fire rated construction at enclosed spaces below stair. See also Sheet ,46.6 for similar condition at North Stair. Basement Stair 001 is required to be separated from the first floor or all stairs are to be enclosed. The door that is shown at the bottom of the stair is required. (lBC 1019) GC will confirm existing door at bottom of stair. lf door is missing, a new 314-hr. rated door and frame will be provided. Please provide special inspections reports to the Building Department as specified within the General Notes of the structural drawings. Geotechnical observation is required when the excavation is complete and written verification be supplied at footing inspection, 3000psf. Safety glazing is not designated on the plans. Safety glazing will be checked during the framing and final inspection. (lBC 2406.4) Any membrane and through penetrations of the fire resistive construction will be required to be fire-stopped with listed fire stopping assemblies. The contractor is to provide a cut sheet for the assemblies at the framing inspection. (lBC 713) See Sheet A0.2 Rev 1 for typical through-penetration firestop details. A Knox Box is required to be mounted adjacent to the front door. Please contact the Local Fire District for exact location, if not already in place. Two-way communication system is required at each elevator landing on each floor. (lBC 1007.8) lf the fire sprinkler system requires a fire pump. Then the Utility Room that houses the pump will be required to be one-hour construction. (lBC Table 508.2.5) The walls surrounding the toilet are to be non-absorbent for a height of 48" and 2' past on each side of the toilet. 108 Eighth Street, Suite 401 Glenwood Springs, Colorado 81601 (970) 94s-82r2 All accessible door hardware shall have a shape that is easy to grip, including pocket and sliding doors. (ANSI A117.1 - 404,2.6) The second-floor kitchen may need to be licensed and approved by Garfield County Environmental Health Department.
