HomeMy WebLinkAboutDRC Approval LetterDate: To: Cc: Re: Four Mile nandh HOA - Design Review Committee PO Box 1207 Glenwood Springs, CO 81602 Subject: Monday, August 28t', 2023 Eric Rewinkel (via email) DRC Board Members and 4 Mile Ranch Executive Board Lot 5, Four Mile Ranch Glenwood Springs, CO Final Plan Review for Lot 5 - Yuni Herera Residence After receiving the final plan set on August2l"1,2023, the DRC has the following minor comments on the plans to be addressed, but this letter is considered your Final DRC Approval: L Provide the required DRC review and construction deposits to Greg Kontour by Wednesday August 30th,2023.We also need your DRC Guideline Signature page prior to starting construction (see attached Appendix "B"). 2. The DRC accepts both of the design waiver requests for the garage door orientation (3.6.9) and driveway width (3.6.2) sent with the Final Review package. 3. Please refer to the DRC Appendix F (and the new plant list) for correct minimum tree and shrubs sizes. Your cunent submittal labels large and small materials but states their sizes as TBD. 4. For irrigation pulposes, please remember that each lot allows for a maximum of 2500 sf of lawn and garden irrigation. The DRC assumes that the "native grass" areas will have temporary inigation for establishment purposes. 5. If fencing, outdoor HVAC or Hot tub are to be installed please indicate in follow up submittal, locations, type and screening for each as required. 6. A final pre-construction meeting will need to take place with the owner (or owners' representative) present and contractor present. This meeting is to go over typical construction regulations in FMR. Contact Greg Kontour to schedule this meeting when you're ready. This must happen before any construction starts, including excavation.
