Cerise Ranch .22034 Those Present Scott DeWind, Compass Construction Management Adrienne Prosser, SK Peightal Engineers On site 17 June 2024 and 8 July 2024, to review in-place framing conditions. Rough carpentry for the structure appeared to be nearly complete. Observed construction appeared to be in general conformance with the construction documents except for the following items discussed while on site: Item l-: The ceiling joists over the mud room as shown on sheet 3222were indicated as a bearing condition at the frame wall along Grid C. However, the wall at Grid C was balloon-framed to the garage roof. A 2x10 ledger was attached to the stud wall with (3) nails at each stud. The ceiling joists then hang off the ledger. This is acceptable. Item 2: The terrace framing surrounding the spa at the southeast corner of the structure varies from that shown on sheet 5221,. A review and discussion of the in-place conditions indicates that the revised framing is acceptable. Item 3: Noted a conflict at the joist support along Grid E with the Wjrame connections on sheet S22L. Discussed alternate methods to support these headered joists, which were implemented. Item 4: Throughout the structure, noted multiple locations where shear walls had not been installed per the structural plans. ln some cases, the walls were entirely absent, in others the blocking had been installed, but the nailing was not per the General Notes on sheet 5531. Verify all shear walls are provided as indicated on the structural documents. Item 5: On sheet 5223, Grid 5, between Grids E and F - the structural plans call for a 4{oot shear wall at the exterior and an 8-foot shear wall at the interior. However, the wall on Grid 5 north of Grid E does not extend to the roof diaphragm as was assumed. Recommend providing 4-foot shear wall on EACH side of the wall at Grid 5, between Grids E and F. Revise edge nailing to be 10d at 3" oc. Ensure full blocking at all panel edges. Verify panel joints are offset to fall on different framing members or framing shall be 3-inch nominal or thicker and nails on each side shall be staggered. At the lower framing level, verify the S{oot interior shear wall is provided per original structural design. 22034 FR 2024-08-OB PO Box 4l-0. Basalt, Co1orado.81,621,,970.927.951,0. skpe.structural@gmail.com www.skpei ghtaieng i neers.com SI( PEIGHTAL ENGINEERS Ltd STRUCTU RAL CON SU LTANTS Item 6: Verify 5 -4" shear wall is provided at entry hallway as indicated on sheets 5223 and 5222 Item 7: At the spa vault, shear wall panel edges were found to stop short of the double top plate Remove existing sheathing and replace with full-height panels. Nail per General Notes. Item 8: The 8-foot shear wall indicated at the north end of Grid 6 was not installed. Determined that the shear wall may be moved to the south end of the wall on Grid 6. Verify wall is blocked and nailed per the General Notes and extends continuously from the floor to the roof diaphragm. Item 9: Steel baseplates were reported to have been connected to the foundation wall with 3/8" diameter fasteners. Upon review, these were found lo be 1"/2 anchor bolts per structural plans. Item 10: Noted a gap in the framing between the wood stud and the HSS column at Grid 8/D.5 as shown on sheet 5223. Discussed filling in the gap with wood framing and shooting the wood framing members directly to the steel column to provide lateral restraint. Item 11: Observed miscellaneous locations where bolts were missing at steel/steel and steel/wood connections. Verify all fasteners are installed per manufacturer's requirements or as indicated in structural details.
